Clearwater Beach Florida ~ Private Boat Docks for Boaters

area to be used to build boat docks for boaters on Clearwater Beach FL 33767Sandpearl Condos and Resort received what some home owners are calling a sweet incentive to gets some boat docks built on city owned land in the inlet just east of the Sandpearl Condos.

Developer Mike Cheezem plans to build boat docks on city-owned submerged land in the inlet shown in this picture which is near the Clearwater Beach Recreation Center.

This would be for boaters buying condominiums at the Sandpearl Residences. The deal would allow the Sandpearl Resort to get 33 boat docks while they would build 21 more for Public use. (the numbers may be reduced to 27 and 15 respectively) 

Some local residents say giving JMC Developer, Mike Cheezem, this priviledge for $5000 ayear is too much of a perk at the expense of local homeowners, beach residents and city taxpayers.  

The issue will be discussed again by Clearwater City Commisioners today. What are your thoughts?

Mike Cheezem, JMC Communities, has made a significant impact on Clearwater Beach, as he did previously on Sand Key, just to the south. My husband and I were at the ribbon-cutting ceremony at the opening of the Sandpearl, and were duly impressed. In fact, we're going up to spend the weekend there on the 15th. Having the dual goals of a 5 star hotel and a casual, friendly, beachy environment are hard to combine - but that's exactly how we felt last week when we were there. 

Having JMC as the developer adds value to a property just because it's a JMC property. Mike Cheezem stands behind his properties.

In addition to the condos, there are about 50 condo-hotel units at the Sandpearl. Only 3 are left, ranging from the 500s to the $1,400,000s. It certainly tells a story that the MLS doesn't have ANY resale units on the market.

Sounds like a win-win to me.  The city residents get more public use docks and the developer gets docks for his development.  The $5000 does sound a bit low but I don't know what a boat slip leases for in the Clearwater area.

Rita - When the City of Clearwater developed it's Master Redevelopment Plan a few years ago many of these developers took a risk in buying in - the City really wanted it so they worked to give all the incentives they had the power to do. On the south end of Clearwater Beach they even vacated the street along the beach for a complete project called Beach Walk.

We'll see if the locals have any impact on the plans. I'll keep you posted!

Cyndee - Since I don't know about Clearwater beach Condos or the area, I can only speak from a position of outsider. It sounds like a win/win for the city and the condo owners. I would love the Beach Walk.

Paula - I think there are many aspects that are win-win, however, the whole feel of the community has changed - some residents who've lived there for 10+ years would say not for the better. The mom and pop motels have mostly been converted to condos or small condo-hotels, there used to be more parking for locals and the residential section was easy to get in an out of - traffice wasn't a challenge except on holiday weekends.

Now it' is much more upscale and visually appealing - but I must admit there's something appealing about the traditional beach bars like Palm Pavilion or Frenchy's where you can come right of a day at the beach and enjoy live music on a beachside patio, watch the sunset and enjoy food and drinks affordably.

Thesa - the plan is that they would build some for "public use" as part of the project. Proposed was 33 for Sandpearl and 21 for the public. It may turn out to be 27 for Sandpearl and 15 for the public. Either way the public would have some new boat docks on North Clearwater Beach - they're in a great location - right across from the beach.

Thanks for the info. For me, the answer would be important. A long-term 99 year lease, or ownership. We've got a few things like that in our city, between the school district and private enterprise.

People will enjoy the Clearwater Beach Recreation Center. Boats availability makes people happy. Anyone can get more happiness with their own boats and boat dock. Wahoo help you in boat dock matter.
