Dahlonega Lumpkin County Real Estate Report Dear Alan, I hope that you find this report useful and interesting. Please pass it on to anyone you know that is interested in the local real estate market. As of Nov. 6 2010 Lumpkin County Has 371 Homes listed for sale in the First MLS system. with an additional 27 pending contracts. First MLS is reporting 16 sales for the month of October 2010 in Lumpkin County. Eleven of the sales were foreclosures. The highest sales price was $272,500 at 277 Green Meadows in Shepherds Cove. The lowest sales price was $29,125 at 758 Brandy Mountain Road. We have 335 developed lots on the market. With an additional 4 under contract. First MLS is reporting 3 lot sales for October. The highest sale was 1.4 Acres on Walter Ash Road for $20,000 The lowest sale was 1.9 Acres off Little Mountain Road for $15,000. None of the lot sales were foreclosures. The Land Farm category has 118 active listings with no pending contracts and no sales for October. My Take on the Market The foreclosures are still setting the market. If you have a home to sell you must price it to compete with the foreclosures. I had three home sales and one lot sale in October. I sold one of the homes for the 2nd time this year! I sold it a couple of months ago as a short sale, the buyer fixed it up and we resold it. The lot I sold was also round two on it for me this year. I sold it first as a foreclosure and then sold it for the investor. With interest rates at historic lows, home and land prices the lowest they have been in many years now is the best time to buy that I have saw in my real estate career. Looks like you're staying busy Alan, I like the double sales that you recently did.  Repeat business creates a good long term referral base.  Keep it up.  What would you say the trend has in store, with shadow inventory in your area?  Are you able to make any kind of projection?  Are prices still falling in your area?

I think we are bouncing along the bottom. I expect to see some good deals for a little while and prices will start to rise after we get through most of the foreclosures.
