That's why Location, Location, Location are still the three most important things in real estate.  I remember hearing this, back in 1987 when I first got my real estate license; and it's still true today!  But let me take that concept just a little further, locality is important because real estate practice also differs from location to location and real estate laws are different in every state.  Please make sure the person who is advising you is knowledgeable in the area where your property is located, and that they are properly licensed in that state.  

In my area, back at the height of the toxic loan era, I saw so much unlicensed activity that it made me sick. It made me so sick that I got out of sales and waited for the bubble to burst.  I didn't want to work in that toxic environment. There were so many selling real estate and representing clients in transactions who didn't have a real estate license.  These people were not real estate professionals, they were in it to make a quick buck.  It was the New California Gold Rush!"  Odd thing is, I still see it, and it still makes me mad but what can I do about it?  

Don't hire someone who hasn't been through the licensing process and who is not a Realtor.  Hire a true real estate professional!  Licensed real estate professionals have a duty to represent you with the best "standard of care," and have fiduciary obligation-those unlicensed individuals don't!  Since they don't have a license, they have nothing to lose! But you, have lot to lose! Why would you put your most expensive asset in the hands of a criminal?  An unlicensed person is breaking the law, and that makes them a criminal.
