There's nothing wrong with renting if you love your landlord and enjoy being treated like a child.  Well, nothing but the lack of privacy and that obnoxious other tenant who can't seem to keep the noise down and loves the odor of burning grease.  The rent's probably going up next year, but you're saving money on dog food since you can't have a dog.

If you're renting and running out of patience, now is the time to start preparing for a spring move.  Most leases end in either May or June, and you need to indicate your intention to renew 30 - 60 days before their end date.  Just like Christmas shopping, most buyers put off shopping for a new home until it's too late to thoroughly research the market and develop a well-planned buying strategy.  Don't wait until the tulips pop up before starting the preliminaries. 

You can get a few things out of the way right now.  It's not too early to find out what it will cost per month to own a home, and it's not too early to get an honest opinion from a finance expert on your chances of getting the best interest rate on a home loan.  It's not too early to learn about market conditions and how they vary from micro-market to micro-market.  It's not too early to learn the benefits and risks of buying a foreclosure, or of making an offer on a short sale.
