San Jose Real Estate Agents - Home Buying Process 

I was recently contacted by a prospective home buyer who found me on ActiveRain. The gentleman had read my profile, resume, qualifications and testimonials and said: “We want to work with you. We have loan approval for X amount but we want to search Cambrian homes and find a really good deal for around $500,000. When can we meet this weekend to sign the buyer agreement?”

After we confirmed a 10 am appointment on October 31, 2010, I logged on to the San Jose MLS and completed a search for active Cambrian homes. I called the prospective buyers back and re-confirmed our 10am meeting indicating that I had completed a search of Cambrian homes for sale and advised that there were currently 17 active Cambrian homes – 2 bank owned homes, 2 traditional sales and 13 San Jose short sales in the Cambrian 95124 zip code.

They did not show up. A key step in the home buying process is to SHOW UP. 

At 1:20pm on Sunday I received a call from “the wife” who said “we were up late last night at a Halloween party and we slept in late … sorry bout that. Please call us to reschedule … we really want to work with you.”

 

 

Huh? I thought to myself … the call was probably a hoax … and if not, they clearly do not meet the criteria for the type of buyers I want to work with. I therefore chose not to return their call.

 

 

On Thursday, November 4, 2010 I received another call from “the husband” indicating that they had left several messages for me and wanted to meet with me “Friday, Saturday or Sunday.”

I returned his call and left the following message: “I’m calling as a professional courtesy only. I did receive one message from your wife on Sunday at 1:20pm. In all honestly, I thought your call was a hoax. We had a confirmed appointment which I spend time preparing for. I waited for 2 hours at my office and you did not show up. I was not given the courtesy of a return call to the message I left you on Sunday morning … apparently because you were sleeping in.

While you were sleeping … I woke up.  I have no desire to reschedule to meet with you because I do not trust that you will show up. You have not respected me or my time. Even though you say “we really want to work with you” I choose not to work with you. I wish you all the best in your search for Cambrian homes and finding an agent to represent you.”

What I love most about being a San Jose Real Estate Agent are the people. I am so blessed to have the most incredible, appreciative, kind, caring, compassionate, loving, gentle, giving, considerate people who choose me as their agent and I am honored to serve them.

Good for you!!!!  It's about respect.  You showed professionalism in preparing for them, arranging your schedule to meet with them and planning your day.  Personally, I have a 15 minute wait time before calling (or leaving) an appointment with a doctor, a hairdresser, etc.  For buyer's, I have a max of 1/2 hour if there's no call, unless I have something to keep me in the office for longer "just in case."  But, it's down right rude in ANY profession.

That had to feel real good, but at the same time you hate to have to do it. You want to help folks out, but if they are not going to respect you and our time, then it is time to find someone that will. Good for you.

I've fallen prey to more hoax calls and/or emails then I care to admit to. When you think of the hours of market research you do for these pranks you sure wish you knew who put them up to it.

Stan, I believe we teach people how to treat us. We give so much in this business. I’ve learned over the years that people who do not respect my time are not fun people to work with. Thanks for stopping by.

Juli, I have a 10 minute time limit waiting for people. I was working while I was waiting however that time was not available for someone else because I blocked it for them. The work I was doing at the office while waiting is typically done after hours. Sunday from 10-12 is prime time in our business. It was very rude and disrespectful. Not the kind of people I want to work with. Thanks for your comment.

Scott, It was bitter-sweet. I knew it was the right thing for me to do. This business has changed me. After 8 years in real estate I am still in culture shock … coming for Corporate America where this type of behavior was not tolerated. Thanks for your comment.

That's one of the hardest (but probably one of the most important) decisions Agents need to make in their business:  Who to give and NOT give their time to (regardless of what kind of market we're in).  Kudos to you for taking the high road here, Kathleen.  You've certainly given them something to think about at the very least.  On another note, even though they turned out to be "duds", it's encouraging that they found you via AR (regardless of the outcome).

Showing up is one of the important pieces of buying a home.  That was a good sized sale, and it had to be a bit of tough decision, but at the same time, you need clients who respect you and your time.
