I just read a post written by Scott Bingham titled "Should I Try to Sell My Home During the Holidays?" and I thought I'd share my view on this topic.  December has typically always been a very busy month for me and my team.  I market for listings and to my new construction niche buyers through the very end of November. 

There is always response through December from my direct mail marketing postcards that are sent out after Thanksgiving.  Model homes at new construction communities are a pleasure to hold open and to show during the holidays with holiday decoration and a Christmas tree decorated to the nines. 

Whether the home is new construction or a resale property, whenever there are holiday decorations, it's a pleasure to show.  Joy permeates throughout the home and potential buyers envision their own holidays being celebrated in that home.  It's actually easier to show and can be a very positive experience for an agent.  Every bit of help makes a difference in today's market. 

Encourage your sellers/builders to provide holiday decorating as early as possible, including beautifully decorated presents under the tree, the aroma of evergreen and Christmas plants strategically placed for color.  Make it look and smell like Christmas.  Remember, we buy with our senses!!!
