AGENTS! HOW TO JUMP START YOUR 2011 REAL ESTATE BUSINESS!

In my Probate Real Estate Business we are now preparing for the end of year jump start into 2011.  Most agents are planning to take off from Thanksgiving to the end of the Year and that may be good for some R&R but why not use the next two months to prepare for a fantastic start in 2011.   This is Business Folks and you must have a plan.  Yes! I'm a Probate Agent! and you should be considering this also.

Cold calling expires or working FSBO is really not the way to go any longer.  You must have an understanding of what kind of market you are dealing with and then target this business.  Right now the cash investor market is Hot under $200K and end user buyers in my area so my teams marketing is for these buyers BUT with a twist.  We market to them to buy Probate Homes which are not on the MLS and not even Listed.  Yes! That is right.  And we will have around 500 new probates to target for 2011.  Interested Yet! You should Be!

We track Probatesall year round and average 100 leads per month in my two Counties I work (Alameda and Contra Costa (NorCal).   We contact these estates every week for NOW BUSINESS and will put deals together.  Some will be selling to investors who want to flip, some will be for investors who want to purchase and hold for the market rebound and others will be for end user buyers who want to purchase (FHA or VA) and are finding it hard to compete on the MLS market.  The Point Is we are BUSY!

60% of the agents in my MLS have not done ONE TRANSACTION all year.  Can you believe this!  This is amazing but what it states is 60% of the agents don't know what they are doing or how to create business. The old days of business just falling in your lap is gone folks.  You must go after it. I don't mean by cold calling neighborhoods and homeowners who have no intention of selling in this market but by contacting sellers who do.  Probate Homes is the target as this is FREE money and they want it now.  Some will wait till the probate process is complete but that is what we call future business.  I have been doing this for 23 years and I'm now spending more time teaching what I have been doing while my team is in the trenches work Probate Homes.

So if you would have been working my Probate Real Estate system in 2010 as a Probate Agent you would be getting ready for a 500+ blitz of heirs who now own the probate home and didn't sell.  They have completed the probate process and are now back to normal life but with one difference.  They are sitting on FREE MONEY! and most likely many of them will want it now.  This is our bread and butter as a Probate Agent and I'm telling you many of the Active Rain community has been taking advantage of my probate system. 

If you want to become a Top Producer for 2011 this is the time to learn the probate home business. I can have you up and running in two weeks and it's cheap!  I'm giving back to my real estate community.  I want to share this wealth but you have to Act! 

One to two escrows per month is not difficult if you work my probate system but you have to take action. Why not check out what adding Probate Agent to your business can do.  For some it can be life changing going from 3-6 deals a year to 12 to 24+.   For others it can mean survial in this business and not be one of the 60% who did not do one transaction in 2010.

Great post. I am starting to think about 2011. I have already started to slow down for the year taking on less and less business so that I can enjoy the holidays, and it always seems like a good idea to "start" again at the beginning of the next year with all of my other resolutions.
