These tips are really basic except #25. This is part of what makes them very doable for everyone!!!

23. One of the easiest ways to get a home sold is to send copies of new listings to the top agents in your area. Sell them on the price and they will sell your home. An e-mail flier will get the job done.

24. This one is a recap, bit sometimes forgotten. Put your name, picture and all your contact information on everything. The exception to this is your closing gift. The followup items mentioned in the previous tips will get you the referrals.

25. Try adding a video to your Listings. If not Listings with many photos will ensure that Internet buyers will not pass you over. The more pictures the better the chances you will get a buyer from the Internet.

26. With these additions to your marketing Sellers will feel you have done a good job marketing their homes and will refer you more often than not.

Hi Thomas, thanks for your lists (I will go check out the previous ones right away)--sometimes it can be very handy to have such lists in front of you when you decide what the right things are for your listing.  I only have to object to #23.  Don't know about your area, but here, our inboxes are clogged with listing emails, and they are VERY annoying.  I delete most of them right away, because when I have a buyer for a listing, it will show up in my search criteria.  I can't imagine anybody else would feel any different.  The exception of course would be exclusive listings that are not in the MLS.  The problem is only, I wouldn't find them anymore among the other several hundred that are

Catarina-I don't send out updates only when it is first listed, then I will send one out to agents that have shone the listing when there is a price reduction.

Hey Thomas,

I don't look at the emails I get from other agents. I figure if I need a property I will get it from the MLS. I don't know how efective it is. Maybe if I worked with someone to help them sell their listings and them mine, but other than that if feels like spam to me. I will email agents price reductions if they showed it before.

Also the word compitition should be competition. :]

Ross-Sometimes you can find what I call a "shiny penny"  Then you might say hey this is a really nice home and I see if I can find someone who might like it as much as I do. This has worked in the past, but again you need to be aggressive!!!!

I use both a virtual tour and lots of photos to draw in buyers. This works especially well with expireds that had poor photos on the MLS and little traffic.

Thomas,

  Thanks for the couple of tips.  I agree that #25 is a top one.  I'm kinda of with Ross on the E-mail thing.  I do not like getting un-solicted E-mails.  It is a time waster for me to delete them.  However, your response was a good one.  Be Aggressive.  If you have the time, then I agree, be aggressive.
