                  Welcome to my September 2007 Real Estate News Letter!

I would like to welcome my past & current clients, friends and neighbors who may be reading this news letter for the very first time. Welcome!  I would also like to say It has been a very interesting summer here in southwest Florida. In regards to the weather, the fishing and the real estate market! To all my clients up north, I hope that you had a safe and enjoyable summer, where ever you maybe reading my real estate news letter. We have had a un-eventful hurricane season here in southwest Florida so far.  Like a old timer Friend I have coffee with in one of the local coffee shops, he is 85 years young and he advises me the other day in the coffee shop, weather predictions generate and increase Television Ratings and it's all about the big company's revenue! Storm seasons are every 10 years in cycle, generally it, a lot of hype Joe for nothing other then money! So far he seems to be right on the money!  

The Fishing this summer has been very good at times! What can I say its fishing! I have been able to catch a variety of fish, from my dock and out on the boat, dodging the rain storms! Sheep head, Angel fish, Snapper, Sea Trout, Snook, several black tips, two hammer heads and a nurse shark.                    Real Estate Market is driven by Foreclosures & Short Sales!

                                 

                       The Sign of the times in Cape Coral & Lee High Acres Florida!

I am going to try explaining our current real estate market today, but for me to be able to hopefully to do this in writing verse talking to you in person; I need to tell where we have come in two years today's current numbers. Cape Coral Florida in 2004 was rated the 4th fastest growing city in the United States, people and investors from around the country and the world , Having their eyes set on buying and flipping real estate in southwest Florida. Specially Cape Coral & Lehigh Acres. Buyers/investors where buying lots, building homes, buying waterfront homes and reselling them, So the story goes. Well when the real estate market stopped in summer of 2004 buyers and investors where calling builders and refusing to close on new construction homes, resale home purchases, waterfront homes including lots. Now lots of Home owners unable to afford these homes with interest rates increasing since 2004 , now have lots these properties in the foreclosure & Short Sale Process. Today there are 898 listed short sale homes alone not included all the pre-foreclosure homes! Asking prices listed in Cape Coral Florida from $100,000.  Prices are down 40% to 60% and some even higher! The real estate market has become an Home Buyers Real Estate Market!  The Banks are making the calls on accepting real estate contracts. There really is no lower in going in price, when you can make an offer directly to the bank.

I spent most of my Labor Day weekend showing out of town home buyers, looking for sailboat access or their best buy for their money for Gulf Access Waterfront Property.  I showed 17 homes under $375,000 mostly with pools, some had intersecting canals views several had some updates like new roof, updated kitchens, new central air and sellers and banks are waiting for offers. Your best value for the money on water is the shortest distance to wide open water, big basin water view, intersecting canals and largest water view for the money.  The home below is located on a intersecting canals, 3 year old pool, 2 year old roof 3 bed 2 bath with over 1880 sq. ft. of living area! The asking price is 337,000 and is not a short sale or a foreclosure!

                       Home Builders out of Inventory, Huge Price Reduction's!

I mentioned in my introduction to this news letter regarding all the home buyers and investors that backed out of construction contracts with builders which left the banks and home builders getting these homes into there spec home inventory. I get calls weekly, faxes and emails from Home builders, I work directly with telling me there current inventory and there prices for out of inventory. One build I work with has over 130 homes finished ready for someone to make and offer! Some builders have set prices, but many you can make an offer!
