Methinks He Dost Protest TOO Much! Get That Buyer Pre-Qualified!

Well, we've all had them. Here in Windsor, CT, or where ever you are, we've all had them. Those "buyers" who call us and want to see a house....now....or at least VERY soon.  My policy is to ask first if they are either

Questions - 1.  working with an agent

2.  pre-qualified or pre-approved by a lender

Of course, those are the same two questions I know most of us ask first. And then we will get into a conversation about the property they called on, what they are looking for, time frame to buy, wants, needs, price range, etc. etc.

Still, they want to see that house...but they've already told you they don't have that pre-qual letter. Well as nice as I can be, and I know how to pour on the honey, I really try to encourage them to call a lender or their own banker and get that done before I'll set the appointment to see that house.  Truth is, it's my office policy NOT to show houses (which I believe is Step 2) until after they've accomplished Step 1.

And yet, once in a while I break my own rules. Maybe I'm going to be in the neighborhood of the property that day anyway.  Or I really am not busy that day and figure I need to get my eyes on the home again anyway, and I'll have an opportunity to meet a new potential client. Or they just said SOMETHING to convince me to go ahead and meet them.

So I get the sign call, and talk to this new "buyer" about our new listing. He wants to see it. Is he working with an agent?  No.  Okay, has he been pre-qualified?  Not yet. But he knows he can afford it.  Well I'd be glad to set an appointment to show him the house, but I can't do it today anyway, because I'm booked, and it would really be in his best interests to get pre-qualified, before I start showing him houses that are not in the correct price range, or suitable condition for the mortgage program he is using.

One of those new listingsWell, this call was from a guy renting a similar house a few doors down from our new listing so he's probably paying a rent somewhere within a reasonable amount of the typical payment for this home. And one of my agents literally lived across the street, so I called her and gave her the information. Now she works the same way I do (because I trained her, of course!), but after talking to this guy, she has decided to show the property. He doesn't have a pre-qual yet, but he says he and his wife can afford the property.

Fast forward a week later. My agent has handed the buyer back off to me as she heads out on vacation. The buyer is interested but didn't write an offer right away because we're waiting for a call from the lender about his pre-qualification letter for the home before we sit down to write the offer. (See, they DID have to get it done anyway!) 

Today I got the call back from the mortgage broker. The prospect has a bankruptcy AND a foreclosure within the last five years. His wife's credit - not the slightest bit redeeming.

So WHY do I have an office policy to not show homes until the buyer is pre-qualified?  Just for "buyers" like this.  Note to self:  You have that policy for a reason. Stick to your own rules. YOUR time IS valuable!

Well its nice to be reminded that the way you normally do business is the right way -- that you are not missing anything by making them get pre-qualified.  The more insistent they are the more I know they are probably not qualified and been turned down by other agents.

Yep. We have set policies for a reason.

I don't work with buyers unless one, they are willing to meet me first and sign a buyer agreement and two, they have been pre-approved.

There are just too many tire kickers out there who have nothing but time to waste, so they don't see a problem in wasting everyone else's time too.

I write arciles like this all the time for real estate sites and can't stress enough the importance of getting pre-approved or qualified for a loan before even starting to look at homes. Good blog, I agree.

This is a beck and call business....no doubt about that. I believe that as agents, we just don't want to get the run around and that is not much to ask either....Unfortunately, if we become stuck here, we will lose an opportunity and that is why I go on a case by case basis. Also, when I take photos, I keep in mind that people who don't qualify will want to see the place and I shoot details photos and give them email access. That way I leave people with something which is better than nothing......best to you Lisa.. Good post

Lisa, the deffinition of Insanity is to carry out the same actions over and over again expecting a diferent outcome.  Showing homes to non qualified buyers is insane.....yet I just did it this weekend.  :)

Lisa.....I agree 100% with your post.  Taking buyers out when you don't even know what they can qualify for seems a huge waste of time.  Stick to your guns!

Great post... Its so tempting to try to get the business on hope, but buyers often have strange notions of what they can afford and qualify for.  Make them do some legwork!

MaryAnn - the one thing I can say in my defense, is at least when I break the rule, I never show more than one house before I MUST see that pre-qualification. If I put my time on the table and break the rule, I expect them to put their time on the table and meet with the mortgage lender.

Pamela - I will never ask a seller to inconvenience themselves for an unqualified buyer. It's usually when they are asking to see one of my bank owned or estate listings which are vacant that I get caught up...

Michael - I don't think anyone has quick sales any more - they all seem to take a long time!

Lisa - I definitely won't show an occupied listing to an unqualified buyer, it's just NOT fair to the seller.

Donna - If we asked our seller directly "I have someone who wants to see your house and I have no idea whether they are financially qualified to buy it. In fact, I've never met them before. Can we come over at 3:00 this afternoon?"  I'm pretty sure most of our sellers wouldn't appreciate that too much!

Pam - Can't afford to waste time - just got to be stronger. I'd rather work with the ones who are willing to work the way I work...there are just less problems that way.

Richie - Makes sense to me. The rules are just a framework to remember to do the important stuff. I'm sure I will continue to consider what I am hearing from these potential buyers, and, on a case-by-case basis as you say, decide when to not follow the rules strictly--of course realizing that each time I do I am risking something. I am risking "wasting" my time, or perhaps investing it in a buyer relationship I wouldn't have had otherwise. But the rules help me to go into every situation with my eyes wide open!

You answered your own question....you have the policy for a reason and sticking to it is the hardest part sometimes.  Sometimes it is difficult to accept that people tell you what you want to hear rather than the truth.

I currently have a $1.2M listing. I got a sign call last week. One of my questions was whether she had spoken with a lender yet. She was very upset and couldn't believe I would ask such a question. She just wanted to see the property. I explained that my job was to make sure that everyone that came to see was actually qualified to buy. That's what my seller expects me to do. This is not just show the home to anyone who wants to see it.

Tammie - Yep, we just open up $1.2M listings for anyone who wants to see them, right? They could be a thief casing the place and we just say, sure, come on in, I'll run over there RIGHT NOW and show it to you?  I think NOT!

Lisa -- Excellent post. Very timely as I just turned someone down today because he 'just wanted to see the house' this weekend  and would not talk to a lender I referred.  Reminds me, though, of a very sweet young buyer I had earlier this year who said 'financing will NOT be an issue'   So after hearing her whole story I caved only to find out she had $50K in credit card debt, 540 FICO, and her job was on the line.  Sent her for credit counseling.

David - at least one,I am sure...more likely there is someone out there at least once a month if not once a week! 

Jim - that's okay, they DID call YOU instead of someone else, something is working for you on AR. So just count it as "seeds" planted towards a future harvest.  You obviously asked enough questions and did a good pre-qual on these buyers if you already know they are working with other agents.
