This past weekend I was approached by a person who used to be a real estate agent. She heard through the grape-vine that my specialty is marketing properties.

She previously had her license for quite some time and is firm on doing a FSBO. However, she would like help marketing her property through all of the available resources.

I have an idea of what I would charge as a business... but I would like to know what others think.

The work would include:

All online marketing

Print Media

Virtual Tours

and potentially some other forms of marketing that I generally offer my clients.

So, how much should I charge her to create the marketing materials for her property?

Start by presenting a marketing plan with some detail. When she approves the campaign, then figure out the hours you'll spend on each task. How much is an hour worth to you? Only you know that. So take it from there...

I think that I'd check out what For Sale By Owner website charges.  I'll also contact Help U Sell and get an idea of their al la cart menu.  That will give you the competition pricing and you can decide if what you are offering has more or less value?

Nick,  There is a reason why realtors charge a commission on listings.  I know it won't be a listing, but the time you spend away from your contracted listings is worth just as much or more money in my opinion.  She might be looking for a way to get her property on your MLS without being a member.  I'd contract her as if it were a true listing.  I'm not sure if your plan is common in your area, but I don't know any realtors in Sequim that provide marketing services for FSBO's.

Sounds like is wanting the free milk, but not having to buy the cow.  Unless you think that it will be worth more in the end, advise her to hook up with one of those online services.

Find out how she plans on pre-approving her prospects.  You might have gotten a gold mine for your mortgage partner.

I say walk away. If she was an agent at one time, she must be so super successful to decide the FSBO route. Our job isnt to help FSBOs, it's to stay in touch with them and be there when they decide to list. Don't encourage a self-defeating practice by 'making money' helping her market the property. I say focus that energy and time into getting 2 listings and 2 buyers of your very own.
