To answer this question let's split it up into two types of homes.

Vacant: You have moved already or the it's an investment.

Occupied: you are still living in the home while you sell.

 

 

Vacant homes should definitely be Staged. It helps the buyer size the rooms and imagine living their lifestyle in the home. There is Staging available for every budget level. You can start with something as simple as accessories in the bathrooms and kitchen. You can up it to Vignette Staging. This places small settings in each room that show the buyer the purpose of the room and gives them a feel for the room. You can set the rooms up completely with furniture and accessories. This will create a complete picture for your buyers.

Another possibility for a vacant home is to Stage the more important rooms only. For example you could Stage the Great Room, Dining Room, Kitchen, Baths and Master Bedroom, leaving the other bedrooms vacant.

As I said, there is a level of Staging for every budget.

Occupied homes should also be Staged. It is so important to create that neutral look that allows the buyer to see past you to the features of the home. Again, the buyer needs to imagine themselves living in the space. Staging an occupied home is about sweat equity. It is about de-cluttering, editing furniture, creating good traffic flow.

It's good to know that there are different levels of staging for different budgets.  I truly believe that it's equally important to stage a vacant home as it is an occupied home.

You are so right Donna! So often the buyer cannot tell where their furniture would go or if it will fit without a reference point.
