We hear quite a bit about what we'd like the perfect buyer to be. We want good FICO scores, pre-approvals prior to calling us and quick decisions when we find them the "perfect" home. Well....this week, I close a transaction for the perfect buyer. And they didn't meet any of the above criteria. So, what made them "perfect"? Loyalty, Commitment and Perseverance.

On paper this couple are the world's worst client. They had mistakes on their credit report, very little to put down as a down payment, and no real idea of where they wanted to live. What they did know was they wanted to buy a home. They wanted someplace to grow, raise kids and feel settled. Ok...so we can work with this. 1 year later, they have a great new home.

Loyalty: This was a long process and because we all knew it was going to take some time to get all the "ducks in a row." They were understanding about not seeing homes and neighborhoods  on primetime Saturday afternoons. They spent a lot of their own time visiting open houses. And when we were close enough to start writing some offers, they politely turned down offers from listing agents to give them some help in closing costs if they worked with them. They believed that I had done my job and deserved the commission....never asked for a penny for anything.

Commitment: They did their part! They answered every call to action. They spent hours on the phone to correct the credit mistakes and they stayed home instead of taking a vacation to pay off an auto loan. They raced to fax machines to send the same information time and again to lenders and rapid rescore agents. The wife even took a part time job to give them better debt ratios. They just took every step in stride and kept their focus....they were working for a home.

Perseverance: Maybe this is more of the same quality of Commitment, but they really kept going. They were told very early in the process that this was going to take some time. We needed about 60 points on FICO scores to make this work....and it couldn't be achieved simply by paying off a credit card. They also needed new accounts with history. They just kept going. They actually had a monthly goal marked in a calendar and we met regularly with the lender to see how we were progressing. It was a full time job.

But it all paid off!!!! They are now unpacking boxes in their new home....and she is expecting their first child in 6 months. It was a lot of effort, but most things worthwhile are. They are what I consider to be the best buyers......those who realize what they are working for, and willing to WORK for it.

Karen, that really IS a perfect Buyer - particularly with the Commitment and Loyalty. I have had similar Buyers who were months out from getting approved and they understood I had to work with Buyers ready to write a contract.

And SHAME on Realtors trying to seduce your clients. They should only have to answer the question, "Are you working with a Realtor" ONCE.

That IS the picture perfect client, Karen.  And Lori (#41) took the words right out of my mouth.  What makes an agent think that that kind of behavior is going to get them anywhere in this business.  Word spreads fast...if those agents are smart and desire longevity in their career, they'd knock it off.  ;-)

Awww, great job, Karen!  It is great people like this that make up for the few that give us heartburn.  I have just never been able to throw away those buyers that aren't "ready to buy in the next 30 days".  Sometimes it is a long process to get them there, but they turn into our best referral sources.
