In October 2010 there were 186 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sale volume rose modestly overall while overall average sales prices did not shift (prices for detached homes declined slightly but rose for attached homes).
In Oceanside there were 232 homes with a contingent status at the end of October, about the same as in September. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below.
At the end of October 2010 there were 898 Oceanside homes for sale, 7% less than last month, another decline in inventory. This represents an inventory of 4.5 months for detached homes (down from 4.7 months in September) and 4.7 months for attached homes (down from 5.3 months) based on the current rate of sales over the last 6 months.

In October 207 Oceanside homes came on the market, 17% less than in September. During October the number of homes going pending (146) was 5% less than last month.
