Oceanside Real Estate Market Report for October 2010

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed. 

Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. Having data from a knowledgeable agent about local market conditions benefits you as the buyer or seller for making informed decisions about a purchase or sale.

In October 2010 there were 186 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sale volume rose modestly overall while overall average sales prices did not shift (prices for detached homes declined slightly but rose for attached homes). 

In Oceanside there were 232 homes with a contingent status at the end of October, about the same as in September. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of October 2010 there were 898 Oceanside homes for sale, 7% less than last month, another decline in inventory. This represents an inventory of 4.5 months for detached homes (down from 4.7 months in September) and 4.7 months for attached homes (down from 5.3 months) based on the current rate of sales over the last 6 months.

In October 207 Oceanside homes came on the market, 17% less than in September. During October the number of homes going pending (146) was 5% less than last month.

Hi Jeff, it is particularly encouraging to see the sales up and inventory being a bit less ( may be seasonal ) that could eventually be realized in the form of slight increases in value. This market has been hit so hard with foreclosures and it needs time to recover but even little gains point in the right direction.

I so appreciate your comments separating media reports versus market reports.  Many consumers would have a "change of heart" if they looked at the numbers more closely.
