Buyers Buy When They Have a Reason and It Has Nothing To Do With the Season
With the holidays rapidly approaching, you may be wondering if you should remove your home from the market until after New Years. Norma Toering shares a very good reason to consider showcasing your home to buyers during this time.
Sellers, think twice before you take your home off the market for the holidays. Today's buyers purchase a home based on need, opportunity and value. Their decision is not based on the season of the year or calendar date. Homes sell throughout the year based on need, opportunity, value and of course location.
When a seller tells me they are planning to place their property on hold during the holiday season, I tell them my personal experience. I came to Rancho Palos Verdes, California the day after Christmas twenty-one years ago on a house hunting expedition. I was a serious buyer from out-of-state and I bought a million dollar house. A few homes were not available for me to see, so I bought one that was available.
Years ago a real estate guru's favorite phrase was, "If we can't see it, we can't sell it." Her point was it is vital you make your property available to show to prospective buyers or they will move on to a property that is buyer-friendly.
Last year I wrote an offer the day after Christmas and we closed just in time for Valentine's Day. The reason they purchased during the holiday season had nothing to do with the holidays. Their lease terminated the middle of March and they needed to buy a house.
Prospective buyers often have free time during the holidays and many wish to spend time house hunting. If you decide to give yourself a break and remove your house from the market during the holidays that's another matter, but if you do it because you think there will be no buyers shopping for home, then perhaps you should reconsider. Buyers buy for a reason with little regard for the season.
