Hello Deb and are you teasing Vegas Bob with this Lake Property? I have been purchasing Vacant Lake & River properties for around 20 years now and this one has caught my attention.

So here come some questions ...

What is the total acreage of the whole property? What is the minimum lot size that is build able? What is the minimum lot size the owner would sell? What is the total price of the whole piece and how much would the minimum building lot cost Vegas Bob if he was interested?

Sorry for all the questions Deb but I thought they could be asked in a comment and your post has been featured at one of my favorite groups ...

This land is your land...this land is my land...from the (oh never mind) This land is absolutely gorgeous. It is a total of 30 acres with potential for development like crazy. It has electric run to it and is right across the creek from the city water supply. It is like a "Garden of Eden" in the spring as the trees bloom and the wildflowers bud. The view is awesome and the lake access is close, very close, like within ten minutes. Lake access would mean a community boat ramp and other amenities. He is willing to subdivide as I mentioned and would like to keep it to 10 acre tracts. Although, he has a wonderful home that could be a part of this purchase that is all natural woods, and looks out over the lake and has some of the OLDEST AND LARGEST TREES IN TEXAS I am reserving this possibility for the land purchaser. It would only take small tracts to develop it since water is so easily supplied.

I'm afraid if you have to ask the price??? Well??? A ten acre tract here would go for about $250.000. The total price would be $749,000. Out of a 10 acre tract one could easily divide up at least 40 1/4 acre lots that would sell for a minimum of $25,000. each. You are looking at a million dollar re-sale.

The Seller and his wife would consider doing this themselves but they are ready to retire and just putz around a bit.
