August 2007 Market Condition Report for

Vancouver's West MLS Areas

This report is a simple tabulation of Vancouver homes in the real estate data base, separated into price ranges, and: Active, Pending and Sold categories.  

This month has 114 more homes in the active category, and the average days on the market has increased by one day.  For the listings that are agreeing to offers the average time on the market is still about 61 days. 

For the first half of 2007 the RMLS data is showing the Average home Selling Price for these Vancouver areas ranging from: $182,700 to $396,000; and the Median Selling Price ranging from: $172,500 to $283,000.  The County-wide Average Home Selling Price is: $309,300;  while the Median Selling Price is: $264,900.

I suspect proper pricing has a huge impact on the sold and pending time on maket.  Thanks for the update.

Yes, pricing is extremely important these days.  When an active listing is comparable to many others with respect to Location and Condition, the Price must be competitive or expect to lose to the better-priced competition.
