It's always amazing to me the misconceptions people have about short sales, so let's air those out and discuss reasons why you may consider purchasing one of the Bristol Parc short sales.

First of all, let's talk about the deal.  Short sales are considered distressed sales and are usually priced as such.  Statistically speaking, foreclosures are better deals on average, but I've seen some absolutely incredible short sale deals. The reason why you can sometimes get a better bargain with a short sale over a foreclosure is due to the demand.  People are attracted to foreclosures because of the price and they are a lot more straightforward than short sales.  Therefore, the competition for them is much higher. 

Time frames are the biggest single deterrant from people buying short sales, and it's very understandable.  I'll be the first to tell you that short sales are not straightforward.  Each bank handles their process slightly differently and each homeowner's situation is different as well.  Was the home an investment property or was it owner occupied?  Does the owner have a single mortgage on the home or multiple?  Who is the bank holding the mortgage?  These are all questions that can significantly impact your ability to purchase in a timely manner.  If you need to be in a home within 30-60 days, looking at Bristol Parc short sales may not be your best route. 

Finally, when considering purchasing a short sale, it is extremely important that you have a REALTOR who knows the right questions to ask the listing agent.  Just like not all short sales were created equal, not all short sale negotiators were created equal either.
