Gretchen, you are so right, in this market, you need two things to get your listings sold - great pictures and regrouping with your sellers regularly to address the price.  Some sellers are not easily convinced of the importance of proper pricing, but I look at it this way, it is my job to find a way to convince them.

A true charmer you had there...

Ellie, I aboslutely agree with you about convincing them to price properly.  It is a key skill that agents need in this market.  It seperates the "Women from the girls"!
