Many buyers say this while looking for homes for sale on my website and there is only 1 (or no) pictures.  Photo  

They see this "No Photo Available"screen in the MLS Listing...  Fancy Isn't it?  ---------->

Why agents do not put photos in the MLS is unbelievable.  What the public may not know is this: In our MLS (DC/Maryland/Virginia); the first picture is FREE, $12 for 6 and $20 for 20 pictures.

Twenty Dollars to put in 20 pictures.  Agents don't do this why?  Even the "Basic" Virtual Tour is included at that price.  If I can find 6 good photos for a 450 Square Foot Studio - I am sure they can find some pictures.

Around 50% of Today's Home Buyer uses the Internet to shop for a home.  With so many properties on the market why would a Listing Agent choose not to make this small investment?

When Buyers (and Agents) see a property with no pictures, the thought that comes to mind is - what's wrong with that house?  Is the place that bad? 

The other favorite e thing that is often seen is the 4 of 6 pictures of the condo's pool, community room, roof deck, front desk.  Hmm.. How about pictures of the Bedroom? Kitchen? Living Room?

Sellers need to make sure they know what their Agent plans on doing to market their home.  Putting pictures and the simplest Virtual Tour should be the minimum standard. Accepting anything less is simply one of the biggest mistakes a seller could make.

Buyers shop with their eyes first.  There are currently 313 1 Bedroom condos for sale in Northwest DC.  You cannot look at all of them personally. If you had to sort through them would you want more than one picture?

Oh my gosh, you pay to put pictures on the MLS?  We don't, but we still have agents to lazy to put them in. We can down load up to 15 and now its a rule you must put at lest one in.  I'm sure glade we don't have to pay.  We do have a pretty large fee for the year $360...

James, it really is amazing how many property listings still have no pictures available.  It would also be nice if more of them included floorplans.  One of my clients right now is an architect and he keeps asking me for floorplans -- probably 1 in 20 have those on the MLS.

I wonder if the sellers realize what is available to them or do they list with the first agent they talk to , or a friend , not knowing about the services available to them. From now on, when I go on a listing appointment, I will tell them how many pictures I will put in mls, this way they will know to ask the other agents .

From the investor/home buyer angle I have to agree that not putting pictures in forces me to look at other homes.  I am definitely one of the types that does the majority of checking out from home.  No Pix, no look.

(Though I think I am preaching to the choir here)

James, I so totally agree with you!  Not only that there need to be pictures, but that they need to be relevant - and of course with the toilet seat down!

James,I can't explain why most of these real estate agents don't have no pictures of their listings. I am even seeing one picture for listings more than $500,000. I think its crazy. Great post.
