A New Trend In Broker Tours

No, this isn't another "Virtual Tour" technology. This is the good old fashioned, "get out into the community and actually go inside the listings" technology. In our area, Longmont, Colorado, Broker Open Houses are plentiful. From the Margarita Parties to Chocolate Fountain get-togethers, we are inundated with invitations weekly to attend. As it happens, even with all the temptations by chocolate, booze and even cash give-aways, these Broker Open Houses do not have good attendance.

Our office still embraces the good old "tour" after every sales meeting. We get out in-force and look at about 12 listings a week in Longmont and surrounding areas. It gives us a chance to really experience the homes, neighborhoods, and the sights, smells and sounds that come along with. It's easy to see homes online and through pictures, but sometimes, actually being in the home will trigger an impulse or desire to show the home to a client.

Viewing the attendance at the weekly company tours as well attended and beneficial, a local title company has come up with a great service they call "Tours 4 You". We as agents can contact the title company and let them know what property we would like to feature on tour. The title company will coordinate with all the other real estate firms in town to set up a tour featuring homes in the same subdivision, but listed by the different companies. Once the date is set, a time-frame of about 1 hour is given and maps are sent out to all the agents.

This idea has been met with great enthusiasm and a high level of attendance. Not only do we get to physically experience our own company's listings, we get to see what's out there for the public. This cuts down on time previewing other properties. Best of all, it allows agents from all around town to network and interact on a positive level. When agents get to know one another, chances are good that future deals will go more smoothly.

I realize in some towns, the multi-firm weekly tour still existis. That hasn't been a staple in our community for several decades. I for one am happy to see this type of combined effort and networking opportunity being utilized once more.

Our office encourages agents to participate in the tours after our sales meetings on Tuesdays.  Almost all of the brokers in our area have Tuesday sales meetings and Agent Open Houses are typically all around town.  Due to the size of Birmingham, unless it involves new construction in one subdivision, it is usually hard to go to more than 8 or 9 homes.

Bill- It's nice to see other offices are still participating. Our Boulder branch has completely done away with the tours as no-one was going. I think it's great for our sellers to see 20+ agents walking through their home admiring and giving constructive feedback.

Aziz- I love how you put everything into a sporting context! Unfortunately, the open house food drive was a bust. I did it for 2 weeks and even took out an ad in the paper. I did have people tour the home, but no food was donated. Oh well, I'll just have to try it again!

Dawn- LOL! I have to admit, the Margarita Parties do hit the spot on a hot Friday afternoon!

Renee- We also go on tour after our sales meetings. I love the idea of having agent open houses while other offices are out and about on their tours. Our town is pretty well sized too - if we see more than 12, it's gets to take up most of the day. Thanks for your comment.

One of our agents has taken the job on of handling the weekly tours.  He even set up a website that links to our MLS and they are usually pretty well attended.  We do Dillon one week, Frisco, another, and so on, and it works better than any other system we have had in the past.  It is a good way to get out and see what is listed, although ours do seem to attract mostly newer agents and the veterans stay in the office.

Here in the DC area, we use our local MLS to track the listings of all participating brokers.  It's easy to post a listing, and it helps us to focus on whatever, a neighborhood, price range or the best lunches.  Now I'm getting hungry!

Joanne -  that sounds like a big job to take on,but it must make it nice to go on tour. Before our office merge, the newbies would go out and the veterans would stay in, but since we've joined with some of the distinguished veterans of Longmont, that has changed. All of the top producers and veterans attend every tour - it sets a great example for the rest of us.

Ray- Be my guest anytime you want to join me! I often don't pack a lunch as there are so many broker open houses available any given day at the lunch hour!

Pat- Are you saying the MLS posts the open houses of all the participating brokers or just the listings? It certainally would make it easier if all the open houses were posted. We have that capability on our MLS system, however, not all the brokers enter their open house information.

A real estate firm in Missoula has also started something similar and it has been very successful. They do one agent tour a month a pick a specific area of our MLS to focus on. They have started to limit the number of homes on the tour because it was getting so long.
