Buyers Looking for Homes. Mr. & Mrs. Seller, Please Take Pity on These Los Angeles Home Buyers

Mr. & Mrs. Seller, I know you really love your home and are loathe to give itHouse for Sale up, but there are so many worthy Los Angeles home buyers out there who would be glad to take your it over and give it the love and caring you have lavished on it for so many years.

Have a heart. there are buyers out there who have been looking to lay their heads down in a home they love at a price they can afford for so long.

They have rushed to homes that seemed such bargains only to trip on a loose floorboard or wonder what happened to the kitchen sink. 

They have looked at homes they would give their eye teeth to buy but could not afford, just wishing that the seller would meet the sales price of the nearest comparable that went into multiples because it was well priced.  They tried to get that one but there was that one cash buyer.....

There is a lot of inventory out there, but it is out there for a reason.  Yours is the home they want.

Don't be afraid. There are so many Los Angeles home buyers out there willing to give you a fair price for your home. There are buyers out there not looking to steal your property.  They want to treat you like they want to be treated, with mutual respect. 

And they are qualified.  They are going to get a loan.  They are not going to nickel and dime you to death with unreasonable requests for repairs.  They are going to do their utmost to meet all the deadlines and close the deal on time. 

These buyers are going to love and honor your home as you have, so you don't need to worry in whose hands you are leaving it.  You can move on to your new lives and give your new home the tender loving care the previous owners gave it.

Such a kind and human face you have painted on potential buyers.  There ARE people who are earnest in their home search, not just greedy people wanting to score a deal.  This was a nice way to start the morning!

Hi Jane, When sellers are presented with a fair offer and can see current comps supporting that offer- it's time to move forward.  For those who have such an emotional attachment to their home, maybe pity is a new emotion they should try. :>)

Heck Jane - I read the whole post waiting for the other shoe to drop .... but happily, it concluded with the same benefit that it began!  Great job and thanks for the illustration ...  We do seem to have a lot of sellers wanting to get on with their lives ... just uncertain that they are making the right decisions at this moment in time!

Mary,  if buyer and seller sat down with each other they would see that they are really the same.  Just wanting to conduct an honest business exchange.

Jack,  whenever one needs to sell, or really wants to that is the time.  There is no "right" time.

Hi Jane!  I agree with the others--it seems that we just can't come to terms and it's SO incredibly sad!  The sellers wind up sitting on it as it looses value, then taking less than that first offer as they realize, down the road, that they could have gotten more money for their home had they not been greedy!

BTW, thanks for the heads-up again!  I mistakenly used the original one AGAIN!  I SO appreciate the extra set of eyes!

Yes sellers are not making as much on the sale of their homes as they used to. But once they've committed to sell, all offers need to be considered. The carrying costs of keeping a home on the market weighed out against a lower than expected offer might just be the difference between "For Sale" and "Sold".

Jane - OY VEY!!!  You're singing to the choir on this one.  This letter could be written by anyone and all of my clients.   Unfortunately, when working with REO's and their LA's, they way as well be banging their heads against a brick wall.
