The good, bad & ugly of real estateReal estate is a tough business - Like d-u-u-UH! Tough for the agent, tough for lenders, tough for the inspector. Not every property that undergoes a transaction is easy and pristine. Some transactions are difficult and the property is in deplorable condition.
 
On some, the stench caused by the aroma of an exotic blend of feces, rotting food and general house degradation, provides the cold slap of reality; what was once someone's pride and joy, has now been reduced to a blight on the landscape. 

It's difficult not to get jaded when dealing with properties in servile condition. After
The good, bad & ugly of real estateall, we are human and are often dealing with property investors who are quick to pounce on dilapidated properties. Holding companies, wanting to release another toxic asset from their cesspool of red ink, sell for pennies on the dollar. Never mind, that it further degrades already depressed property values. Investment managers have gotten another canker sore off their books and investors have gotten another deal to flip.

The good, bad & ugly of real estateLife in the real estate world goes on though. It is hard, but as professionals in our chosen field we must rise above appearances and look beyond the clutter and noise we see. Even disgusting properties equate to another paycheck in these difficult times. Who knows, maybe some day, even this will become someone's pride and joy again...

Sad to see a house get into this situation.   I have seen homes that were not "foreclosures" that were in sorry state.     Luckily my kids rooms are not that bad (however, close sometimes).

I think that it is sad to think that this house used to be a home to someone's family. But it will be again. We just have to train ourselves and our buyers to see the potential of these properties!

It is sad to see propperties like this but as an investor, I look at it as an opportunity for renewal. To take something discarded and make it a happy home again. My husband and I love love making the ugly duckling the swan of the street, and we like that we can make some money in the process as well.

Dear Michael,

The neighbors usually like it, when the home finally sells, regardless of for how little, because the deterioration is halted and the property brought back up to snuff. The most difficult fix is the smells. You need to remove all soft surfaces and do some detective work on where stuff is coming from to find all the aroma sources. Not pretty, but it can be done.

Hate to say this, but I've seen worse!  It is sad and totally unexpected when you are taking a new buyer out to view properties.  Getting the buyer/investor past the renovations needed is bad enough, but when the smell is burning your nose and your eyes it doesn't help when you have to run outside for a breath of air!

I recently listed one worse than the above photos, and got it under contract in 2 days.  As is.  Not foreclosure, not short sale.  Owner just didn't take care of things.

There is a price for everything...

I wonder if I am the only agent in the world that thinks real estate is not all that tough. Compared to building the home, remodeling, or worse doing the trashout, what we do is a breeze in my mind. sure there are tough deals here and there, takes a little more work to get closed, a little more counseling of the buyer or seller to get it done, a little more negotiating, maybe a house with a bad smell (but really its not like we are in there for more than a few minutes, although more time for the home inspector), but is it really that tough. maybe we are thinking of tough differently. when i think of tough, i think of manually intensive labor, living by a time clock, answering to someone else all of the time, everyday of your life.  this for the most part mental thing that we do comes easy to me. Im not an emotional person by nature so I'm sure that helps.

stay away from bottom of the market properties and your job will get easier!

Is there anyone else out there that feels like I do? There are far tougher things that we could be doing and get paid far less for doing them.

Shocking isn't it? I remember one of the first properties I showed as a new agent. I called the listing agent to ask him the combo to the lockbox and he gave it to me, then hesitated, and said "be sure to wear close-toed shoes". THAT was a great piece of advice, believe me! There were piles of "junk" on the floor, every square inch of it, about 3-4 feet high. It was a maze to walk through. There were several meals on the stove, and they had been there for several months. The back yard was a junk-man's dream...old toilets, waterheaters, washing machines, you name it! A few old cars were stuffed around, too. Amazing, isn't it?

It's sad when you remember a house from years past when it was 'a real home', then you see it in disrepair - and with kids involved... you know their childhood was not the best...nothing we can do except do our job & get the house sold...
