New Construction in Charlotte- Let's Make A Deal!

CHARLOTTE, NC:  Seems that this year the new homes builders are taking a clue from the new car dealers and drop kicking some of their inventory to get them off the books.  I am not sure if is end of the year clearance or paniced desperation.  Either way my buyers stand to gain in the best buyer's market we have ever seen in Charlotte.    Prices in some neighborhoods are as low as $35,000 off "sticker" which translates into 15% discount. 

 In the past, builders have been reluctant to reduce or even negotiate  their prices because it messes with their comparables for the neighborhood.  No one wants to lose value so they have been more willing to give concessions in the form of upgrades like granite and stainless or even whole add ons like sunrooms.   Due to the recession many builders have stopped building "Spec" homes. They would perfer to wait for a buyer to come along who wants to build and sell each house as a pre construction deal. 

 There are a few more solvent builders who have gone ahead and started a few inventory homes hoping to be able to sell them before they are completed. This gives them somethng to show to buyers who visit their models, keeps their crews working and provides homes sooner to people who do not want to wait  6 months to build.   It seems a few have been caught in the slow market and they have standing , finished inventory.  They are hot to get hem off the books before their year end. You  my ftiend are the receiptant of the price breaks!!!

Fear not!  Real estate markets cycle through highs and lows.  That's  how we came up with the "BUY LOW, SELL HIGH"  theory.  You can benefit from the "low" right now in Charlotte  and ride the market back up.  Charlotte has long been insulated from the extreme highs and lows and just scleps along at about 3% appreciation a year; sometmes  more, sometimes less or none, but over time it has been about that. 

...and then there is inflation lurking on the fringes of the ec0nomy.  That alone will drive up prices to where many people may have to lower their standards greatly to even be able to own a home...any home.
