Listing Flyers

Some ideas, no matter how powerfully they can impact your real estate business, are overlooked for their simplicity.  This is one of those ideas: full-color, high-quality listing flyers.

The Hemet-San Jacinto Association of Realtors has an annual Top Producers panel.  At this event, the 7 Top Producers for the Hemet and San Jacinto region and the rookie agent of the year are asked various questions about their business so that the other Realtors can glean some information from them.

A newer Realtor stood and asked the panel: "We see the advertisements that the top Realtors do, but it's tough as a newer Realtor to afford a lot of print ads.  How much print ads do you think we should do?"

Ruth Pabst, a long-time top Producer, shared that the print ads make her sellers happy and are good for name recognition, but that she has gotten more business from having a high-quality, full-color listing flyer available in front of every home she is selling than from any other strategy.

Many Realtors are saying...Well DUH.  But drive around and look at how many yard signs you see with:

  • No listing flyers.
  • An empty box where flyers should be.
  • Listing flyers that are dull and boring.

Why is that?  Some excuses:

  • I can't afford to print color flyers.
  • I can't take the time to create or learn how to create a nice, color flyer.

But what Ruth shared with the Realtors that day was that she picked up more business with that simple and inexpensive strategy than with all her expensive print ads.  In other words...You can't afford NOT to have a high-quality listing flyer in front of every home you are selling.

Yes, there's a time investment to learn to create the flyers.  For example, I have a system in place where I create high-quality listing flyers as joint advertising with my Realtor partners, and it was a learning curve.  But once you have that system in place it's all very easy.  Your office or title rep may even have a program already in place to design a good-looking listing flyer.

A full-color, listing flyer is more likely to attract attention.  Someone driving by is more likely to get out of the car and grab one.  And best of all, it could sit in their car or on their counter for quite a while.  Would your listing flyer stand out in a stack of other listing flyers?  Make it colorful and bold.

I'm a cheater, cheater, pumkin eater. I use www.xpressdocs.com/kellerwilliams and build my flyers online. They can be printed for free on your printer from .pdf file or you can order in flyers on thick uv coated paper too (which I prefer).  I did quit putting the price on the flyer, though. ;)

How an agent prepares flyers and what the agent puts in the flyer box doesn't really matter. 

The flyer box will be empty.

Chris: One persons cheating is another persons 'time management'.  Great job. I personally order through WebUsMail, which is way cheaper than printing them myself, plus they're the nice UV stuff.

Lynn: Explain that to me.  This is a strategy in my market that is quite successful.  Are you talking about sabotage?  Or just people taking the flyers because of interest?

Well, you never know if you're going to have to RAISE the price, number one and if the flyer is in a box, they gots to call to find out how much the home is.

Empty flyer box?  They go up.  They are filled and never refilled.  The agent puts about 25 in the box and expects them to last until the property settles, 7 months from now. 

What that agent doesn't understand or care is that an empty flyer box reflects on the agent, the house and the seller.  For that matter, it reflects on all of the real estate industry. 

Folks driving by stop and take those flyers.  Neighbors don't give a hoot.  They may take one, but not all. It is folks curious about the house for sale that want them.  Isn't that whey the flyer box is there?????  Or, is the box put up to impress the seller with the work the agent is doing???? 

They're missing a wonderful opportunity.  By being lazy, and that is the only word, they lose opportunities to create interest in the house for sale.  I've also seen flyers that advertised other listing of the agent or office. 

I'm sure when the box is emply after 2 months, the agent will blame neighbors and kids.  Lazy folks always look for excuses.

Lenn:  That is one of the Pet Peeves in my Peeve Zoo.  They're missing out.  I have a property on my street that the lawn is overgrown and there's a Realtor sign.  How in the world are you going to get any business if it looks like you never show or even visit the home?  tsk tsk.

Lenn - Not all of us are lazy I spend a lot time refilling my flyer boxes. I also give my clients a reserve supply to be kept in the home so they can refill it. At the same time they are instructed to call me to let know they need more

I tend to struggle with flyers. our clients hate it when the tube or box is empty. my territory can take me an entire day to get to all of my listings. the thought of having to fill flyer boxes is daunting. I will drop of a box of my flyers to my sellers, explain that I will do my best to ensure the boxes are kept full, and ask them to take some to work, school, and anywhere they may meet people. and if they happen to see the box empty, throw some in there.

I may struggle with flyers, but the flyers not only get me buyers, they are getting me listings in the neighborhoods I work in. THATS worth it! they cost me .30 cents each to print. I spend close to $500 month on them. but they help me generate 3-5 closing each month. Also WORTH it!
