Great Eastvale Community properties

Today, I had the privilege of holding open houses on two great properties in Eastvale, CA (newly incorporated city, formerly part of Corona, CA.)

14136 Spruce Grove Ct is a 5 Bedroom / 3 Bath home on a 10,000 sq ft. cul de sac lot with plenty of space for almost anything you might want to do.  Right now it has a nice grass area with a large play structure for the kids.  The home has a balcony off the master bedroom which overlooks the nearby park.  

In the spacious kitchen, you'll find granite counters with a convenient island with additional storage and counter space.  The floors are tile and berber carpet.  There is one bedroom downstairs, as well as a space for an office and a formal dining area.  

The laundry room is inside, and there is a tandem garage for 3 cars.  I was most impressed by the yard, which you can see from the family room as well as the master balcony.  What a nice place for the kids to play while being supervised from inside the home!  The upstairs design is unique with a "bridge" between the master and the other bedrooms, allowing for open view from upstairs to both the entry area and the family area downstairs. A perfect family home.  Even the neigborhood children who came to visit during my open house requested that I sell the home to a family with kids.

12777 Clemson is a little bit more upscale.  The yard is smaller, requiring less maintenance to keep up.  There is a block wall surrounding the home, so no paint or waterproofing of a wood fence required.  The lower level and master bath have travertine tile flooring, with a gorgeous medallion in the entry area.  

The best feature of this Eastvale home (in my humble opinion) was the layout at the entry and formal areas.  I've never been a fan of the standard tract home with the entry door, which leads to a formal living room, then a formal dining area, either part of the living room or somewhat divided by an architectural feature (arch, or pony wall).  It just seems so cookie cutter, as I've seen it again and again.

This home had a nice entry area, with the formal living room straight ahead, but then the dining room was separate and offset across from the living room, with a cut out "window" to the entry area.  For someone who does formal entertaining, it would be a very nice layout.  

The family area of the home was not open to the entry, which I personally like a lot.  I don't want just anyone coming to the front door to have access to the family areas (which tend to be more "lived in", maybe not quite as organized as the formal areas).  This home provided an ideal balance between openness and separation between the different living areas of the home.  

The upstairs area was equally well laid out, with 4 bedrooms and a nice loft with a large built-in desk.  The master bedroom is nicely sized, with the addition of a sitting area near the double french doors which lead to the balcony I've previously mentioned.  The 5th bedroom is downstairs, with a 3/4 bath (nice if used as a guest room).  

If you're looking to settle in the popular Eastvale area, which provides excellent schools, many parks, and a well-kept neighborhood, these two homes are well worth a look.  Both homes are standard sales, with no need for bank approval.
