Update: Considering a short sale?

Well it appears they are still on the rise here in Lee County.  Yes folks, we have many foreclosures here in Lee County.

Am I surprised by this? NO.

A recent article in the news-press.com sites 1,232 foreclosures filed in August of 2007. In July there were only 1,045.

Building permits are also way down. Only 63 permits for single family homes were issued in August of 2007. This is the lowest number since November of 1981! Wow!

So is the sky falling? NO.

The market is readjusting. First time homebuyers can now buy NICE houses in Lee County in the low 100's or condos under $100k! Retirees can afford their dream home - even with taxes & insurance! Investors can CASH FLOW now on some of these properties!

Do we think this trend will continue? YES.

Why? Because there are still many homeowners borrowing money from other places, living off of credit cards, etc to make their mortgage payments. Many investors have been doing the same hoping they could sell in a year or two. Now, as they see the market continue to decline & more foreclosures popping up as they run out of available funds to hold the investment mean they will be losing their houses too.

I think we will start seing the top of the trend soon, Pres. Bush rolled out the foreclosure bailout loan from FHA, its Owner Occ. based, will not help here

 

I am having short sales called off becuse REITS are buying the Paclages of defaults for a discount, if big money is bottom feeding then why arn't we? When the prices come low enough for positive leverage, pre-pare for the frenzy

Our market will continue to trend in this format.  This is also a great time for investors to enter the market.  I have noticed several foreclosed propertys previously listed for sale with brokers owned by banks are going on the auction blocks and the lenders are cutting their losses...  If you have any question as to how many bank owned properties are in your community go to your property appraiser website and just place the name of your favorite nationwide lender and you'll be amazed by the results.
