I recently had a client who had a long list of "MUST HAVES". Now as it goes; the more "must haves" in a home; the fewer choices there are out in the marketplace.
This client stuck by their guns and while price and neighborhood were on the "must have" list; they became a bit flexible. However many of the things did not.
Well in today's market there are many choices; even in the Metro DC area; where prices are steady (ever so slightly rising) and inventory isn't huge. Of course the farther out you go from the city; the more choices; but this client wanted "city living"; so the burbs was not an option.
What we ended up with was a very short list of places to choose from in Washington DC and Arlington. When your "must haves" are huge; your options are limited - but the good thing is; why waste days looking at things if you really want a gas stove? or must have that parking space or room for Fido?
Often I see buyers who are overly flexible on what they want in a home. While this gives them lots of options; it is also mind-boggeling for them as they weigh so many choices of homes. It gives them a headache.
By knowing your "MUST HAVEs" - you can limit some of those headaches and manage your time and energy. Did the client find a great place? Sure did - and it had everything they wanted.
