Here at the EdgeOfTheBeach.... in Pawleys Island SC. and into Murrells Inlet,where many of us have found a piece of heaven on earth... it is raining buyers! My phone has continued to ring and I have started to get offers on my listings..and write offers on other properties. I am juggling three land offers, two of which are short sales.  Two short sales, on my other listings, one contract on a residential listing. Then of course there are the e-mails asking about property and phone calls about listings that pop up.... as well as following a time line for the contracts which are ratified and getting ready to close! Wow, who said Realtors don't work hard!

I also showed four sets of clients property over the long weekend. I wrote one offer that we are still in negotiation with and waiting on two others to decide on what to do. I have a client who closes on a home in NY the 29th of this month and needs to buy something, as well. All of these buyers are for the most part ready willing an able to make a purchase. It is a matter of finding a property with a particularly good value to nudge them to write an offer since many of these buyers are people who want a second home to use as a stepping stone to a retirement home. This gives them a place to come to enjoy for the next three to five years and allows them a avenue to get into a buyers market while there is a lot of inventory and prices as well as interest rates area low.  Each month is getting better! Though many of these buyers start out looking in Pawleys Island many end up moving a tad north to Murrells Inlet to the new homes.

We looked at one home that is brand new, 4 bedrooms, 3 baths, granite, wood floor in the great area, tile in the kitchen and baths as well as the back screened porch which is overlooking a pond with a fountain. The home has hardi board siding and just beautifully landscaped for $299,900 and were told it was going to be reduced to $279,900 for a quick sale! On top of that an agent bonus of $5000. if the contract was ratified before the end of the month.

Well off to work... I really hope that this continues and our economy is on it way to recovering slow but sure. I think here in this beautiful area we have a chance at a quicker recovery than many areas.           I am grateful to live here and feel it everyday!

Joan - great for you.  I'm also seeing a surge in activity in the Madisona and Lake Oconee area.  Off to present an offer this morning, planning to counter another later in the day - and talking right now with three realtors who have clients working on offers for some of my listings.  Its a great week for real estate here in Georgia's Lake Country.
