Gig Harbor Sellers; Why are you chasing the market?

The Gig Harbor real estate market seems to be in a holding pattern. I don't mean this in a good way. I check the MLS daily and I go on tour every week. One thing I have noticed is that there isn't much movement like some neighboring cities.

I speak to other agents about this phenomenon and they blame it on the fact that Gig Harbor is a place where not too many people come and go. I beg to differ on that note. If people aren't coming and going then why are there so many homes still for sale in Gig Harbor? I see that people are wanting out of their homes. I don't know if they are staying here in Gig Harbor or not, but they are selling. I don't see a lot of people coming in and I think it's because we still are in denial about what the Gig Harbor housing market is to be.

There are some gorgeous homes here in the Gig Harbor area that have been sitting forever. There isn't a home in Gig Harbor that is considered a dump. At least not from what I have seen. So my only explanation could be PRICE!

If you are a Seller and you have your home on the market or are thinking about putting it on the market ask yourself some questions.

1) How serious am I for wanting to sell my home?

2) Is there a reason ( relocation, job, family, etc.)?

3) Am I ready to be realistic about the challenges selling my home in a down market?

4) Am I going to be purchasing another home? (If you are, then you will reap the benefit of the discounts as a buyer)

5) Do I HAVE TO SELL?

The last one is huge! If you don't have to sell, then really think about why you are. If you are wanting to put a sign in the yard to test the waters. DON'T! You are not only hurting yourself by doing that. By testing the waters you are putting more homes in the inventory and us agents have been hopelessly been trying to get them off.

Great advice for seller's there is nothing more frustrating for a Realtor than going on a listing appointment and the seller's says I really don't have to sell. Thanks for sharing.

Thanks for the comment Pat! There are so many more things sellers need to think about in this housing market. Trying to remind them that we have to get back to basics when it comes to real estate. We are not in the "good ole days" anymore. :)
