Ever done those things? Sure, maybe for your own house, a rental or commercial building. But for a listing? Come on. For a $110,000 listing in Everett real estate? That's Everett Washington. Not a po-dunk town where 100K is the luxury. I did this for a 700SF house on the wrong side of the tracks.
WHY? Ummm..... Stupid? Desperate? Newbie? Can I choose "All of the Above" please?
That's not all. This house was so filthy and smoke ridden that it took a week of deodorizers and air fresheners before I could even list it.
All this in the name of a listing? Never again. What's worse is, this was my client's father's home. He wanted this home and his own sold. I told him I would only take 1.5% of commission on each if I listed both his houses and since they were buying another house with me. Seems reasonable right? No?
This house sold in 3 weeks though, thank goodness. (Because of the calls I would get from the seller every day to see if we had an offer!)
The seller then said they would be fixing up their own house to list and in the meantime we would look at new houses. I must have shown them 20+ houses from Everett to Timbuctoo and back. Hadn't heard from them in a while; kept sending listings; emailed a few times; NADDA..... Dropped off the radar. Either they decided not to sell the other home, or went with another agent.
All this work... for pittance! On a 110K house mind you. Will I ever be that desperate again? Maybe. Will I be that naive again. No Way. ( and Yes, That's a couch in the front yard - (No, I didn't use this pic for the MLS!) HA )

I'm sorry you went through all of that. Perhaps it is good to learn that lesson early on, even if it had to come the hard way. Those are often the lessons that really stick. I would continue to follow up with him though. Even if his plans have changed, keeping the relationship going may lead to more business in the future. He might be embarrassed to tell you the plans have changed, but that may spur him on to referring some friends your way.
I have done this for high end homes but for low end homes I wouldn't. If they don't want to clean it then we need to reduce the price of the home accordingly.
