On certain REOs (Bank owned properties) the underlying bank will ask for the buyer to get a prequal from the seller’s lender. There are two main reasons for this. #1. They are drumming up business for themselves, #2. They want to make sure the buyer is prequalified. By federal law the seller can not demand you use their lender however it has advantageous. Most REO banks will demand a per diem of $100.00 if the buyer does not close on time. However if you are using their lender I can most likely get the per diem waived. Other lenders such as Fannie Mae will by pass the need for an appraisal. Let me know if you have questions on financing for Kauai REO properties.
