Cert. New Home Spec / Res. Construction Cert?

I am currently working on both of these certifications and wanted to get some feedback from others on what they thought of them. 

Also, for those that have them, how are you using them?  Are you finding them useful for getting builder business?  What about finding and/or better serving new home buyers?

I had planned on using the designations to "impress" new home build customers who may not otherwise have used an agent.  Also, presenting to builders as a reason to partner with me as a partner.  Farm out their marketing as they would any-other subcontractor business...

Hi Mark,

I'm a Cert. New Home Specialist. We deal with a lot of new construction in our market. It's too much actually. There are over 2,000 homes scheduled to be built in the next year! Crazy stuff. Anyways, I got the designation for another 'tool' in my belt when working with builders or attracting clients. I don't believe anyone ever uses your services because of a certification or designation. Kind of like how they don't use you because of your brokerage. But in this case I'm really glad I've got it. 

My father owns an electric company and they work with over 10 builders and do the electrical work to over 1,000 new homes a year. Because of those connections I'm able to meet a lot of builders. But most of them are so large that they have their own real estate company, or are licensed themselves, etc.

My advice is to go after the smaller builders 1st and build from there. The designation will mean more to them as you can explain that you understand the challenges they face and can help with that. I have a builder who only builds 3 homes a year. It doesn't sound like much but he won't build a home under $500,000. The average sales price in my market is $170,000. So he's a great client to have.

Recently, a smaller builder we work with got a deal on some land in an already developed subdivision. He's building 48 new homes in the new phase of the sub. We're the listing agent for all of those and have sold 4 already. I'm looking for some new ways to promote these because the new home sales have slowed a little in this market. If you have any ideas let me know.

Thanks for the insight... you always have great ideas.  Do you use the presentation system that you can get with the cert?  I have it but just have taken so long to finish the cert. and have not rolled it out just yet... 

How do you use the cert. as in intro to builder?  Or, just added "bonus" once you already have the contact/appointment?
