Check Out the New National HUD Homes Website

Something else that is relatively new with HUD Homes is their new national website.  Since the implementation of the most recent Marketing and Management Phase, HUD has a national website where the publice can find out all kinds of information about HUD Homes.

To get to the new website, go to http://www.hudhomestore.com.  This new website has an awesome search engine and a very clean and user friendly appearance.  I give the new website a huge thumbs up.  If you have sold HUD Homes for any length of time, I think you will see what I am talking about in terms of appreciating the changes.  Listing Brokers are still required to enter listings into the local MLS as well.

The other things I like about the national website are 

1. once you click the FHA Case Number for a property, you are taken to Property Details page about the property.  the information is well laid out across four tabs - Property Information, Addendums, Maps and Agent Info.  The Property Information tab which is the default to the Property Details page, has all of your basic buyer information including pictures, bedrooms, bathrooms, year built, and so forth.
2. the website gives you the listing date for the property as well as the date of the appraisal on one tab.  This helps when I try as a selling broker explain value and give pricing guidance to potential buyers for a HUD home.
3. HUD also has a couple of training videos to help navigate the website.  The videos are easy to understand and very helpful.
4. NAID Registration - all Selling Brokers must complete the NAID registration process and re-certify annually.  The link in the website for this process is simple and direct.  Also a Selling Broker can check the status of their existing registration so that the Selling Broker remains current.  If a Selling Borker is not current on the NAID registration, agents under that Selling Broker will not be able to make offers on HUD Homes.

One little kink I have found is that pictures do not display correctly on the website when using Firefox.  The website is optimized with IE.  Not a huge deal, but something to know when educating buyers about the site.
