Colorado Ranch Land Being Bought as Added Investment

In a recent Wall Street Journal article land, specifically agricultural land was the subject.  Here they were referencing the fact that more and more people, investors, property owners, companies, etc. are looking to diversify and/or park money.  Land, it is written, is being seen as a good place to invest.  Some buyers are looking for investment income from the land (cattle leases, crops, minerals, leases, etc.).  For others it is a long held dream of owning a ranch in Colorado

With over 70% of the state West of Interstate 25 being government land already it leaves a smaller pie to pick from.  Then preferences in Colorado land such as: the type of hunting available (deer, elk, turkey, etc), land topography (high alpine, live water, border government land), location (how long/far to drive, access to an airport, private/commercial air service, access to skiing) and price. 

The other possibility that exists on some ranches is the ability to put it into a conservation easement.  As of this writing Colorado is evaluating Conservation Easements and changes to those.  There are several great resources and writings on conservation easements available.  Email or call Kelly for details.

Colorado Ranches are wide and varied.   Sorting through properties can be fun and overwhelming. The process should be fun, educational and ultimately what you want and more.
