Valerie, why don't you explain why this is a good investment....what are other homes selling for?  What can this home be rented for?  What kind of "flip" opportunity is this?  If someone doesn't know you market...they don't know if this is a deal or an expensive invesment.   Just my .02

Well, OK then, this home is a great investment because homes in the Milwaukie area with this size lot and square footage and style that are fully updated (and upgraded) go from 300-400K.  The land alone is worth around 200-225K.  (Lot size is just over 10200 SQ FT.  It is located in the North Clackamas school district within the Rex Putnam High School area, Alder Creek Middle School and View Acres Elementary areas.  Thiese are all highly desired schools.  You can remodel the home and rent it out for anywhere between 1500-1800 per month, depending on how nice the remodel is.  You could "flip" the property, but i personally don't recommend flipping in thsi market.  Remodel and lease is the best.  Of course, as a buyer you should do your own due diligence to make sure that this is a good investment for you.
