Spotlight on Presidio Heights -
Presidio Heights is a neighborhood newcomers to San Francisco only learn about after they move here. Bounded by Presidio Avenue, California, Arguallo and Pacific, it's an expensive, quiet neighborhood that is best known for its beautiful Victorians and exquisite streetscapes.
Nearly all of the architecture in Presidio Heights dates back to the 1920s or even earlier. The predominant housing style is single family, although there are some lovely residential income properties and a handful of exquisite pre-war apartment buildings with large, spacious units. Many of the 2-4 unit buildings have been converted into condominiums.
Shopping is a treat in Presidio Heights. Best known is Sacramento Street, a destination district for clothes horses who frequent chic boutiques or upper-end consignment shops. Sacramento Street also has some exceptional cafes and restaurants, like Spruce and Osteria.
An added bonus for Presidio Heights is the Laurel Village shopping center on California Street. You could technically call Laurel Village a strip mall, but it's much cuter than that with mid-century architecture, shops with big plate glass windows and side walks big enough for benches and outdoor tables and chairs. Laurel Village's retail shops are places where you can get real things done, like a five-and-dime, a grocery store, a bookstore and coffee shop.
Two more perks for Presidio Heights are the vintage Vogue Theater-- one of the City's last independent movie houses, and the Jewish Community Center (JCC), which has a state-of-the-art fitness center and excellent cultural programs.
Oh, and let's not forget the "Presidio" in Presidio Heights-- The Presidio of San Francisco lies directly North of the nieghborhood-- a former military base that was converted to a magnificant national park and recreation area in the 1990s. Inside you'll find verdant forests of Eucalyptus and Cypress, incredible views of the Bay and military buildings converted to offices and restaurants. The Presidio also boasts the new Disney Museum and the LucasArts headquarters.
Single family homes in Presidio Heights are big and costly. Elevenhave sold in Presidio Heights within the last six months, ranging from $2.2M to $4.7M. None of them had fewer than four bedrooms and three baths, and one had as many as seven bedrooms and seven baths.
There's a wider swing on condo prices in Presidio Heights. The least expensive to sell in the past six months was a teenie-weenie studio condo for $340,000. Like other less expensive condos in the neighborhood, this one had no parking (and parking is very difficult in the neighborhood). The most expensive was a large flat with bay views and over 2200 square feet, which closed for $1,787,000.
