laundry drip pan for washerI took a moment for a quick lesson today in a home I was showing to a new Buyer I'm working with. 

The sellers said they were stepping outside, which wouldn't have really mattered, I would have said it in the presence of a seller.  There was upstairs laundry - and the washer did not have a drip pan under it! 

I took the opportunity to say, "Just information, if you have an upper floor laundry area anywhere, it is a good idea to have a drip pan under the washer. Just in case"  If nothing else, to save a LOT of headache later!

When we were finished and leaving, the seller stated, "... and just so you know [to my Buyer], I've NEVER had a problem with the washer leaking, and I've never had a drip pan."  I politely explained that I was just taking the opportunity to suggest it, and that it wasn't meant for her property particularly, just a good idea in general.  I sure didn't mean it to offend her!

So take it as a helpful hint - if you don't have one - just think what it could save you if you are like me and "wash and leave".

I've heard of many leaks from washing machines, I think we paid @ $15.00 for ours, here is one for $33.00 at PartsQuick.com.

OK, I just learned this one the hard way!  Water came down from my 2nd floor bath to the kitchen - and what a mess!  It's all fixed now, but Yikes!
