Ottawa Real Estate - Buying your first home

Your tired of paying rent, you've scrimped and saved and ready to make the next move.  So, you decide to visit Open House properties and new home builders and you start DREAMING  of the possibilities.  Here are a few things that you need to do before your start looking:

1.  Visit your mortgage brokers and find out how much you can afford to spend on your first home. 

2.  Interview a few real estate agents to determine who you would like to represent you and provide you with comparative market analysis for the properties that end up on your short list.  Ask friends and family if they can recommend someone. 

3.  Once you have selected a real estate agent, sit down and review your wants, needs and the type of home you would like and can afford.  You might want a 4 bedroom, 2 storey, double garage with a gourmet kitchen but you might need to start with a 2 bedroom condo apartment or townhouse.  Let your real estate agent show you a variety of homes and then make a selection based on your budget.

4.  Have the home inspected by a certified home inspector - yes, you can save a few dollars by asking Uncle Joe or your neighbor to have a look but they are not experts and you don't want to end up with an issue that couldd have been addressed before you take possession.  This is when if there are major structural issues and/or safety issues will be brought up and either the Seller can repair before closing or have the price adjusted and you, the Buyer, can do after you take possession. 

5.  Ensure that your insurance agent has the details of the home and you are satisfied with the insurance coverage that you can obtain for your new home.
