This week's real estate articles on MarketWatch.com included Countrywide to cut up to 12,000 jobsNew foreclosures set record in latest MBA survey, and How to get a mortgage today.  Yawn...

St. Joseph

Then I scrolled back to an August post by Amy Hoak, Keeping the faith, which inspired me take a look at the home-selling strategy of burying St. Joseph in the yard.

I'm a little sensitive about St. Joseph, having been born on his feast day, March 19.  My mother often said she wish it occurred to her to name me "Josephine" in his honor - Thank goodness, she didn't!  (Please, no offense intended to all the Josephines or people who love Josephines who may be reading this.) But I still feel duty-bound to honor St. Joseph, given the coincidence of my birthday and his feast day.  I just don't feel treating him as a superstition does that.

Whenever my home sellers mention burying a St. Joseph statue, I just tell them they have something even better - an agent with a special connection to St. Joseph - and they seem fine with that.  (The properties always seem to sell, so maybe that is the secret - not my 30+ years of experience, superior marketing plan, etc.)

These are desperate times for home sellers, however, and they call for desperate measures.  St. Joseph could be in for a comeback!

Sold by St Joseph

A google search for St. Joseph Statue yields several pages of links, including one to Amazon.com for Stephen J Binz's book on the topic and several places to buy an entire kit - statue, instructions about where (front yard) and how (upside down) to bury it, and even a burial bag.  In case you haven't noticed yet, we even have ST. JOSEPH STATUE "THE UNDERGROUND REAL ESTATE AGENT" Your Sales Assistant as an ActiveRain Sponsor.

bookAccording to a description of Binz's book, "hundreds of thousands of people, including the author, have sold their homes under the patronage of St. Joseph, whose intercession they sought after burying his statue in their yard. The author takes a personal, humorous, light, and loving look at Joseph, depicting his life as a husband and father, homebuilder, and carpenter. He shows that the popular statue-burying practice is not a superstition, but part of a prayerful devotion. He also provides prayer services for selling a house and blessing a new home."

Personally, I kinda suspect that burying the statue was one of several steps taken by a frustrated seller at about the same time - lowering the price, staging the property, raising the selling agent's co-op fee or offering a buy-down.

I'm always eager to learn, though, so I'm going to put aside my indignation and cynicism about this practice long enough to be open-minded to testimonials.  If you have a story about a St. Joseph's statue, please share!

Maybe it's time for a St. Joseph's designation? I know quite a few realtors who'd sign up for that right now!

These are desperate times for seller. I guess sellers will try anything that they feel will help them sell their houses. I loved the fact that you said that when sellers want to bury a St.Joseph statue, that you have something even better-an agent with a special connection to St.Joseph.

Chuck - Too funny!

Monika - I understand Realtors are the best customers!

Lanre - It seems to satisfy them.

Thank you all for chuckling with me.  Let's sit back and see if any St. Joseph's statue fans find this post.

Margaret, you know my feelings on this.  St. Joseph is a little overworked in this market.  I help out with St. Anthony, and sometimes with St. Jude.

There was a Page 1 article in the Sunday Denver Post today about St. Joseph. He seems to be the man of the year.

Well, I've been enlightened again.  I haven't heard of this practice being from the South but seems to it would be better to display it for everyone to see rather than bury it.  Interesting.

Ah Margaret....another St. Joseph fan has found the post! Now, try burying one in a condo? So, we buy a nice plant and place it in the condo.....

Does it work? Who knows, but I sure do it with every listing I get. We buy them at our local MLS store...they sell them right there with the instructions and "prayer" you say after you bury him.

Hey, I'll try anything to sell my listings...we have 107,000 on the market here....can you say competition!

Patricia - Well, St. Anthony helped find your stolen car, so why not add St. Joseph, St. Jude AND St. Anthony to the mix.

Rolando, I didn't see that... I'll have to look for it online.

Jim, 'Wouldn't be surprised!

Donna, Read all about it... I think you might find some of those links very informative.

Thom - That's pretty funny that your MLS stores sells them.  You know, if this really worked, no one would need a licensed agent!

Margaret- We have has so many listings whose sellers have said the reason their homes sold so fast was because they buried St Joseph. I had not heard of this practice the whole time I was an agent in California, Seattle and Utah. But when I got here to Florida, my oh my, the sellers were all telling me about it and going to the local Catholic church in our neighborhood to buy them. Even our Jewish sellers were going to the Catholic church to buy them! It is so funny. I don't believe in superstitions and I know our marketing sells houses but I also believe that what you believe is your reality becomes your reality. If you focus on selling your home you will sell your home. If you see your home sold, visualize it with a sold sign out in front, that is what will come to be. So in essence the statue does work because of the faith and belief of the person burying it. Katerina

Phil, google LOVES ActiveRain!  I'm still waiting for testimonials or real-life stories from some other ActiveRainers.  Thanks for noticing and commenting.

Margaret, I'm very new to the rain and just trying to find my way around. This is an excellent method to share your thoughts with a few while the rest of the world listens thanks to the web and Google.

I too am also surprised more people haven't taken the opportunity to tell of their Joe tales. As you said, Google likes the rain and any press is good press...take care.

By the way, please visit my first blog: The Golden Years of Real Estate (2000-2005), I would appreciate your comments.

I had never heard of this practice until a buyer of mine mentioned that she buried one in her yard of her Georgia home (she relocated from GA to Hawaii). After hearing about it, I searched online and was enlightened to this whole idea.

Hmmm...maybe I need a few for some of my listings...

I'll be keeping an eye on this blog to see more feedback.

Aloha from Hawaii!

Margaret:  Poor St. Joseph.  Standing in the background while Mary and Jesus got all the good press way back then.  He did so much work, and got so little credit.

Superstition ?  Nah... who would believe in superstition ?  Why... I would never believe in superstition.  Why Not ?  Well... I think believing in superstition will only bring you bad luck.   LOL     Karen Anne

The Dallas Realtor Board (MetroTex)  sells these in the Realtor Store. I have bought a few for a little "divine intervention".

The included instructions state "you must bury the statue in the front of the house and the statue works best if the home is priced correctly"! Even St. Joseph understands the concept of pricing a home right. LOL!

I have a client well actually I have this client and their entire family that I have sold 8 houses to and they have this animal tooth that is their good luck charm.  Everytime I put one of their house on the market the tooth would be given to that family member and so on.  Well I have helped them sell their houses and buy others for a total of 8 in two years.  I need to borrow their tooth more often.

David and Maribeth - I just dusted off this old blog post for a link from my outside blog and saw that I never acknowledged your commnts.  They both occurred about the same time, and I'm thinking it was the week my daughter had emergency surgery and I rushed out from MD to TX with about 2 hours notice.  Please accept my apology.

Margaret, I must have missed this the first time around.  Just wanted to mention to you that the other week in my broker's class we had a final exam for the class.  One of the students bought a St. Joseph's statue and placed it in front of him on the desk, hoping to pass the exam.  He did pass, though I don't think it had anything to do with the statue!
