Got a email from a prospective buyer last Friday, he saw one of my Homes listed on the Internet and wanted more information. In his email he asked for a few simple things.
1. He wanted to know if I had any more pictures.
2. He wanted 3 other Comparable SOLD properties emailed back to him to show him that the price he was going to pay was worth it.
3. He wanted to know what the insurance costs would be on the home if he decided to purchase it.
All very simple things to make happen. I had other pictures on a disk in the file, I was easily able to find him comps and I made a call to my insurance guy who quickly gave me a quote for the home.
I emailed this all back to the prospect within about 2 hours from the time the email came in to me. Along with the email, I also wrote a short note saying that if this home didnt work for him, to please check my next email and that would include Five other listed homes that he may be interested in.
Next morning I got another email from him saying that Home # 1 wasnt for him, he thanked me for answering his questions and then said he liked 3 of the other homes that I sent him, which by the way also included Quotes for Insurance, and comparable Solds for him to look at.. No extra pictures as these were not my listings.
In his email he asked if I would set up showings for them for Sunday ( Labor Day Weekend ), and if I could do that to give him a call.
I set them up and called him, we made plans to meet at 11am on Sunday.
Sunday comes, he shows up and we set out to view the Three Homes.
Home # 1 - Didnt Like it.
Home # 2 - Didnt like it.
Home # 3 - Fell in love with it and said he wanted to write a contract. back to the Office we went and wrote a Cash Offer to close within 10 days.
I submitted the offer on Sunday afternoon, it was accepted Sunday night and we CLOSED today. 5 Days from Contract to Close.....
Funny thing was after we had closed, I asked him why he had chose me to work with............................
He said out of 5 Realtors that he emailed, I was one of 3 that responded to his emails, and I was the only one to send him what he wanted on his initial request, and also the only one who sent him other things to look at besides the one he asked about.
So the Lesson for today is..... Follow Up & Give a little more than what is expected.
