People keep asking me..."so...how's business?, I hear it's pretty rough out there"  I always smile and say its going well thank you.  Then of course they go on about what a terrible market it is.  I'm always baffled by this.  It is not a terrible market...if your buying a home!!   If you are in the market right now as a home-buyer, you are in a great market!

On Wednesday I sent out a bunch of letters to apartment complexes that are near some of my listings.  My letter was all about what a great market this is for anyone looking to buy a home.  I also went into to the rent vs. buy scenario...but the gist of my letter was "WOW.....Now is the time!!!"  I'm happy to say that I have already gotten phone calls from these letters.    Only time will tell if any of these leads turn to closings, but still, calls are good.

Are we failing to get the word out that this is a great market to buy a home?  Why is it when it is a Seller's Market, we consider the market to be great, but when it flips to a buyer's market, we complain????

The media is destroying everyone's perception of real estate today.  We as an industry need to take back control.  Get on the bullhorn, let everyone know....

 ...."Right now is a wonderful time to buy a home!!!!!!"

You handled his comment the right way. It is a great time for Buyers out there right now. And for those Sellers who are able to do a Lease Purchase or Lease Option.

So right you are, buying opportunities exist today that haven't been seen in years.  When the rush starts it will already be too late to capitalize on the current market.

I agree, I am so amazed that people will belive a perfectly good newspaper writer that they have not even seen or met, and they will buy what ever he tells them. But when you are standing right in front of those people and show them the numbers, they think you are lying.

I have been doing at least one open house a week, for the past several months, and I have yet to be skunked. There are people that are still buying, just not with the frenzy they were two years ago. And I think that is what the media is still using to measure the market. So if were are not selling at a dizzy pace the market is slow!

I think that buyers are getting the hint.  I took 3 separate parties out looking at houses today!  I'm glad they're starting to listen!

Hey Nora!  Amen!  Stupid media...I tell people all the time that homes are being bought and sold every day in my city, and they just don't seem to WANT to believe me.  I wonder if some people crave something to panic about.

Thanks everyone for your kind comments.  I'm doing what I can to get the word out with postcards, letters, ads, etc.  Especially whenever anyone asks you...."How are you doing in this market...."

Hi Nora,

I am still somewhat new and earlier this year I told my (previous) broker I wanted to do this.  She said it was a big waste of time and money.  Sure looks like it is working for you, if you're getting calls.  I think I will go ahead and try it now. 

Any suggestions on how to word the letter for the best response?  How about how often you plan to send them out?

Doreen - I think every letter needs a call to action....."Call now for a free Buyer's Guide", etc.  I just did a few lines about Buy Vs. Renting, spoke about what a great market we are in for buyers right now and put a call to action on it.  Good luck!!
