I Had to Find a Niche. What Would My Real Estate Niche Be?

Starting out in real estate in 2004 was a great time and everyone told me you need to have a real estate niche to target key buyers and sellers. Something to put on your brochure, business card, website, etc. I had been in the Hearth industry for 6 years and knew the fireplace, energy and furnace business like the back of my hand.

So, I figured since I knew energy sources, that would be my niche in real estate. I could help buyers determine the best energy sources for their home, be their foremost authority on the subject and possibly save them some money in the long run.

Baseboard was Where is your Nicheout, heat pumps were not common in the Seattle area because we only needed the AC part 2 weeks out of the year it seemed. But furnaces and fireplaces were my thing. I loved talking about them and discussing the benefits of a gas fireplace or propane stove.

Needless to say, it wasn't a huge selling point. Yes, my previous knowledge was beneficial when the time was right but it just wasn't the featured selling point I had hoped it would be.

 

I loved being a buyers agent more than a listing agent though since the stress was a little lighter from that end. But the plan that I had to forge through as the "Energy Queen" seems silly and mislead at this point.

So, with great gusto I decided to attack the rental market. With easy access to rentals in the area throuTarget Marketgh my local title company I was able to market every month to about 300 rentals in my small Puget Sound town. This actually worked. I was honest and real with them. I got a couple calls and actually got a couple people into homes of their own. Unfortunately, this was at a rough sub-prime time and I can't say for sure these folks are still in their homes. (I am not an active agent so I didn't keep up with them)

But finding my niche was a lot harder than I anticipated. I really needed to make a list of what I knew and how I wanted to project myself. But no matter how many brain-storming ideas I came up with, nothing beats actual experience in the field and learning what your customers really want.

A niche is a great way to start.  I'm suggesting to one of my buyers agents to niche condo market.  Energy, thats good!

Tammy, good question.  And very difficult in this market.  My niche is a sliding one and I don't want to get tied down as the market changes and we must change with it.

I also have a bit of a personal niche, rather than a property niche.  I quilt with friends, and this seems to be a fun thing to facebook connect with.

I've been in the business since 2003 and I think working my SOI, where ever they are, is a better return on investment for me.

Tammy:  Funny you mentioned rentals - when I first got my licence I put a small 3 line ad in the local paper.  My best ad ever - They kept me busy - so in showing homes for rent, I learned more about the different communities, but also some of them where first time buyers who were not sure whether to buy or rent  - so I ended up with some sales too - Then 10 months later, I followed up and ended with a year full of 1st time buyers.

I am afraid of limiting myself with a niche in this market.

Gabe / Ellie  - Yes, I do agree with you in this market, narrowing yourself can be scary. Not to neglect any other markets but stress one over the other to appeal to all markets. ??

Wanda - Yes, working your niche, your job, your whatever - WHEREVER you are definitely is the way to go. Be the same in business and out of business...  (That is if you are a nice person! LOL!)

Tammy, My niche is advertising on our local Christian Radio station and letting people know that I am a firm believer in "The Golden Rule". People who listen to Christian Radio are very loyal and this niche has served me well.

Amen Bob! Way to go! That is a great niche to be in.... BUT as long as you live up to it. When we are Christians, your every move is even more scrutinized and watched.  The golden rule can serve everyone well. No wonder God thought of it! ;-)

Tammy - Although you're doing SEO and web marketing for real estate, I really think you should create a second niche market, helping people in the heating industry.

Every business needs a good website, so why not show the folks selling fireplaces, etc. what you could do for them?
