The holiday season is here! Hard to believe, isn't it? Since we are well into November, we can take a look back to the market activity in October in Bristow's neighborhod of Kingsbrooke. In this report, we'll be looking specifically at the market activity for Kingsbrooke Townhouses during October and comparing that to last month's report: September 2010.
There were exactly the same number of active listings in October as there were in September. And just like in September, they are all Short Sales. The high list price was over $49,000 higher than September. The low list was the same. Average list price is up over $44,000 since September. We must remember that list prices are suggestions. For the best idea of market value, we will always look to the sold listings.
Average List Price at Time of Contract was $214,390
Average Marketing Time was 35 Days
There were two more listings under contract in October compared to September. Again, the Kingsbrooke townhouse market continues to be dominated by Short Sales. The high list price at time of contract was the same; high marketing time 46 days less compared to September. Low list price at time of contract was $4,000 higher; low marketing time the same. Avearage list price at time of contract was just about $600 less this month; average marketing time 21 days higher.
With two listings selling in October, we have effectively doubled our sales since September. And since there was only one sale in September, for comparison's sake we'll look only to the averages. The average sold price for a Kingsbrooke townhouse increased $24,500 since September. The average marketing time increased only 6 days. Nice to see the sold price up and the days on market remain within a steady range.
The Kingsbrooke Townhouse Market is dominated by Short Sales. As a Short Sale can be heavily influenced by your Listing Agent's skill, it is very important to hire someone with experience and prior success to sell your Kingsbrooke Short Sale.
