I have two burning questions that vex me daily. Perhaps you can help me with the answers or at least help me to understand.

Why do buyers and sellers put up with shoddy work and unprofessional agents? Sellers tell me they never hear from their agent and have no clue what is happening with their homes yet do nothing about it. They call the agent but in many cases they do not receive a call back until two or three days later. The sellers continue to let the home sit with no results and I don't know why?

The second question is two part; how did the agent get the listing in the first place and why did they take it if they had no intention of doing anything with it once the agreement was signed? Most of the time it does take some work to attract and obtain a listing. So why do the initial work and then not follow through? If listings fall in your lap and it doesn't take work, please tell me the secret!!!

Perhaps your wisdom and experience will help ease my mind and I can move on from these two questions.

Do you remember when you bought your first home?  I do. It was crazy...just getting the courage to walk into a real estate office and the anxiety that a bunch of used car salesman were going to surround you and wear you down mentally...I think clients put up with shoddy service because they would rather deal with what they know then experience what I just described and start all over again...just my take...

Gaylen - If you get the answers to these questions let me know. I think about this all the time. It is one of the few businesses where people just pick anybody to sell their home and think that it does not matter. Most markets around the country are down and sellers are finding out real quickly that the agent they select is VERY important. I wrote a post about how sellers now more than ever, should be interviewing Realtors to pick the best one.

Sometimes the sellers or buyers want to use their friend or relative who may not have too much time because of other obligations or another full time job or may not know much about real estate and happens to have  a license.
