Boca Raton and Delray Beach are made up of many gated communities as well as non-gated communities.    There are definite differences between the two.  If you are planning buy a house in Boca Raton or Delray Beach  area,  you need to know your options.. 

 

Gated communities are a way of life in Boca and Delray.  The best way to describe them are midway between a home on a street and a country club.  Gated communities have no equity, although they do have monthly maintenance.  If you live in a gated community, it is mandatory that you be part of the homeowners' association.  This is not voluntary.  The HOA has rules and regulations that must be followed.  People who live in gated communities agree to abide by these rules and regulations.

Non-gated communities are also a way of life in Boca and Delray.  There are many subdivisions that are simply not gated.  These communities also have a mandatory homeowners' association and monthly maintenance, although it tends to be less than in gated communities.   Some people prefer this type of home ownership.  It is a personal preference.

 

There are certain criteria to take into consideration when deciding what type of home to look for.  For example, if you have pets, this is important to know.  If you have what is considered an "aggressive" breed of dog,  please consider a house on a street.    Gated communities have pet restrictions.   do not allow  what they consider aggressive breeds.   In fact, if you have one of these pets, you may have to go to a home on a street as opposed to a non-gated community.  

 

 

Another factor to take into consideration is can you live with the homeowners' rules and regulations of the community.    If you think you can, great; if you think you can't, then gated communities are not for you.

Gated are not always necessarily more exclusive of better than non- gated/ like New Urbanism deveopments are by definition non gated, by they often are of the higher value.

Jon,  I was not trying to say one is better over the other, but that there are factors to consider when making a decision of whether or not to buy in a gated or non-gated community.  It is a very personal decison to each person.

Elyse:  Good read.  For someone who worked the VA market before, I can tell you we did not have any gated communities -  Buyers coming to Florida need to know the difference, so they can make the right choice. Most of them think the gated community is just a matter of security.  And it is a lot more than that.  Thanks.

Hi Elyse, It looks like where you are, non-gated means it is not 24 hr guard attended, but has HOA fees. Here on Long Island, even if it is not 24 hr gated, it is still called a "gated community" if there is any kind of gate at the entry. Enjoy the holidays!

Hi Larry & Sheila,  Non-gated here means there is no gate.  There may, however, still be a clubhouse and facilities within the community.  We have gated communities that are 24-hour attended as well as those with electronic gates and no guards.

Hi Elyse, we don't have too many gated communities here in rustic Indiana so thanks for your informative post.  I think our nearest gated community is the Federal prison up in Westville, Indiana! (so perhaps Jon has a point about the gated communities not being as nice or exclusive as the non-gated communities-at least here in the Hoosier state!)   ^_~

Bruce,  That's pretty funny!  Gated communities are an accepted way of life here.  We do have homes on streets also, but tons of gated communities.
