Agent Feedback - What is It?

There is an old saying that says "Two sets of eyes are better than one..."  Well if that is true then the more eyes are even better.  In essence, this is what Agent Feedback is - collective insight.  So since most real estate agents never do this or let alone explain it to a home sellers, I thought I would try to share some insights and explain the purpose of agent feedback for Fairfax home sellers. 

When a home is shown in Fairfax VA in our MLS system by another agent and their client they make their own observations and assessments based on their personal views and tastes.  So when selling a home it is important that we try to see your home as the buyers, their agents and others are seeing it.   So a few days after the home is show, I contact the other real estate agentsand ask them if they have any interest in the home, and then try to make light conversation to inquire about their impressions of the home... on pricing, appearance and the homes positive and negatives.  I aske them for agent feedback.  With this information in hand, I then advise the seller.  We can adjust pricing, and try to overcome those objections.  If for example they did not like the dated wall paper in the kitchen and master bath or the wall paper border, we could remove it and neutralize those rooms.  Then for the next showing it would be one less objection to overcome for a sale. In effect, we are turning negatives into positives.

Now sometimes you have to undersatnd that we will not get agent feedback.  Buyers agents are not supposed to divulge their position because it will be counter to their clients needs.
