THE FHA INITIATIVE - WITH FRIENDS LIKE THIS, WHO NEEDS ENEMIES - A RANT

Everyone with an interest in the FHASecure program should read this post by Ron Withers.  Ron's post is the most thoughtful analysis of this matter I have read. 

WHO'S IDEA IS THIS THING ANYWAY?  I do not believe that the staff that came up and the officials that approved this rinky-dink plan has once thought of the consequences of only helping consumers who are 2 months behind in their payments.  By the way, where did the "2 months" come from?  Most conventional mortgages may accelerate and become due and payable in full once the home owner becomes 30 days late.  Is the government capable of considering consequences of anything it dreams up?  It would appear not.  "Just do something" seems to be as far as they can think.  Get a photo-op.  Have a press conference.  Drag the President of the United States out to applaud the plan.  We know he is not one to consider consequences of one's actions. 

WHAT WILL HAPPEN WHEN THESE HOME OWNERS BECOME 2 MONTHS BEHIND IN THEIR MORTGAGE PAYMENTS?  Anyone who believes that the government is doing consumers a favor with the new FHA initiative might want to consider the damage this plan to do to consumer credit for the desperate folks who have no place else to go. 

I have been ranting and raving about this "initiative" since first reading it.  What a disaster.  Don't they know that getting two months behind in their mortgage payments will follow these otherwise credit worthy home owners for years to come.  A mortgage delinquency or foreclosure is the absolute worst thing that a consumer can have on their credit report.  Now the government is telling people to get behind in your mortgage or lose your house.  What nonsense. 

The ramifications are myriad and include problems with or higher costs for:

  • home insurance
  • automobile insurance
  • job applications
  • rental applications
  • retail consumer credit
  • checking accounts

The government have for years been followers and not leaders.  They have been fixers and not prevention.  They have been responders, not defenders.  They are worse than nothing.  They are often dangerous to our health.  What about help for home owners who are notbehind in their mortgage payments?  Do the employees at HUD have the slightest idea of the embarrasement and degradation that consumers have to face to ask for government help?  Does their predicament have to be compounded by ruining their credit? 

This initiave is so grossly incompetent and detrimental to home owners, the staff that dreamed it up should all be fired.  On what grounds should these government employees be fired??

They should be fired for stealing the dignity of American citizens

Great one!  I have a client who is freaking out over a balloon payment due in two years (already).  He can't get any assistance from the lender nor be considered for a short sale because his credit is beyond perfect at the age of 23!

All I can say so far about FHA Secure is that it is a small step in the right direction. A woefully inadequate one.

Renee.  It's sad when guys like that believe that they're in trouble.  Shucks, in two years, he will probably be able to refinance, if he doesn't spend every dime he gets his hands on.

Thomas.  It doesn't have to have logic.  It merely needs an Ececutive Order or an Administrative Action by HUD.  I don't know that logic is a component.

Joan.  That was a wonderful post by Ron Withers.  I've been wanting to rant about that program for days, but needed a mortgage person to describe it well as he did.

Lenn - FHA Secure is a joke as far as I'm concerned.  Not only do they have to miss the 2 payments, but they also have to show that the missed payments were due to the ARM adjusting.  If you do not have an ARM that has or will adjust you may just be out of luck with 2 late payments!  WHAT?!?!  Even if there is tangible benefit I have had some that can not get the golden stamp of approval with FHA....

Lenn - in addition to this, I read in the paper a couple of days ago that they estimate I don't know how many millions of people in this situation but only would be able to offer help to a lucky few.  What is this, first come first serve and let's punish those who are making ends meet?  Rinky-Dink is a good word but ABSURD is a better one.

You Go Girl - Tell it like it is!  I would suggest you send a copy of this blog, in letter form, to your local mayor, state reps and congressional reps.  Maybe even to the White House - just make sure your taxes are in order in case they send the IRS after you for taking a stand against one of their new policies.  Sherry

That's what I like about you....you tell it like it is :)  When I heard this, my reaction was- so all the people that work 2 jobs and have been doing whatever it took to make the mortgage are SOL, but if you are 2 months behind then we will help????? And this won't lead to problems?????

Kathy.  I agree.  Folks who are current will have to go to default to qualify.  Folks who are in default will find that they had better not fall in through one of the many loopholes.

Thanks so much for drawing attention to my post about FHASecure. Since my post I have delved much deeper into my thoughts , perspective and analysis. Mainly prompted by a very good reply and comments by George Souto.  I have been adding to the post incrementally by ongoing comments in an effort to take me where I really wanted to go with this.  Probably could have been an entirely separate post but I wanted to creative a very productive dialogue.   Again thanks!

Lenn, it's ridiculous. This is of no help! This makes about as much sense as Bushy! I can't tell you the number of "responsible" homeowners that have called me and said that the Banks would not even talk them or consider a new payment plan and of course there is not Short Sale accepted unless you stop paying your house payment. What is a homeowner to do that wants to try and make it work...the cries are out there and no one is listening!

Ron.  I'll continue to read your post.  It's good for agents and brokers to understand this market.  I may have opinions, but you bring FACTS that are very helpful.  

Gena. I agree completely.  We haven't heard the last of this scheme.  It's got to be fixed.  If it isn't, it's a travisty.

Lenn, one would hope that a program would preserve dignity- and for some, it may.  In this skeptical and greed based world of declining real estate (consumer view) why not take advantage of a faster "credit devastation"?  Slow pay is horrific on a credit report- let's face it, those looking at foreclosure have a seven to ten year sentence- slow pays are seven, guaranteed.  While I agree that government intervention of the above isn't going to help ANYONE, until the market improves, we're stuck with "dealing with it."  Uck, for lack of a significant enough emission.

I am hearing from San Diego area homeowners that some lenders won't talk to them until they are at least 30 days in arrears and even then they may not find responsive help.

Dealing with lenders has become an exercise in Kafka-futility....

Lenn, I believe that the consumer/taxpayer does not want a bailout at all. People who acted responsibly do not want to pay the bills for people who willingly took on irresponsible levels of debt. Nor do they want to prop up lenders who originated bad loans or home prices that lock most hardworking people out of the market. Check out the Wash. Post poll - something like 99% are virulently opposed to bailout and angry comments follow. Do you think they would like a bailout better if it included paying the bills of people who are not officially in trouble?  This plan is a band aid and so is Hillary's proposed plan. The politicians know how bad this crisis will get and they know they will need to be able to say they did something. Maybe the government can't magically fix this one.
