Trying to understand the mortgage process or all of the different programs, it is hard enough. But when you either read or hear different answers regarding  the same issue at hand, it can really be confusing. Who do you believe?  Do you believe the three people that gave the same answer, and not trust the person that gave the lone answer that is actually correct.  

There are just so many questions in regards to mortgages of which consumers and realtors search for places to ask such questions. My problem from searching the internet is that I have seen some really bad, false, or misleading answers to such questions. Sometimes even answered by those that aren’t even in the mortgage business. I have seen this happen so many times on sites such as Trulia and or Zillow. These sites allow anyone to answer mortgage related questions. But how great would it be to have one place where such questions are answered only by a handful of mortgage professionals. 

 

 

The Mortgage Myth Bustersis a good group of Mortgage Professionals that have over 150 years of experience in the mortgage industry. If we don’t know the answer rigth away, we will gather the correct information to give the right answer or set of answers. We are passionate about this and take pride in ourselves in putting the correct information out there. One problem that I see often is that someones opinion is mistaken for a fact, because it’s not mentioned as an opinion.

Just remember, not asking your question can turn into being a bad question. Don’t assume and don’t keep listening to those that might seem like experts. Ask the real experts.  And in regards to family, friends, and or co-workers …. just because they bought a house, doesn’t mean that they know the correct answer. They might have your best interest in hand, but they are just trying to be helpful. You need to put your trust in the hands of a good experienced loan officers. Again, at Mortgage Myth Busters, we pride ourselves on giving correct answers and advice.

You mean I shouldn't just keep calling around until I get an answer I like? When I worked in corporate marketing we supported 55,000 field people, any one of which could call and call and call until someone said "Yes, the product could do that"....we called it shotgunning. Finally we realized that what was really happening is that the caller got better at asking his questions after talking to several people, and finally got to an answer that met his needs. It's the same in real estate.

One of the issues we Realtor folk face is that five different LOs can give 5 different answers to the same question. While of course it would help if agents were better at asking the questions, it would help move things along (and reduce shotgunning) if LOs were more specific in their answers as to the reason for the answer:

- No, we can't do "that" because it is a violation of federal law "xyz"

vs

- No, we can't do "that" because our bank doesn't have that kind of a product

vs

- No, we can't do "that' because I'm on vacation next week

vs

- No, we can't do "that" because I have no idea what you;re talking about

Jeff, you and I, (as well as Larry and I) have talked about this before and should talk about it some more.... Many agents and clients get frustrated when they don't understand the language and can't exactly frame the question. A great loan officer, and one I'll go back to time and again, asks me "what are you trying to do? What's the situation?" Sometimes I don't know what to ask for, but I do know what my end goal is. Talking it out with me is the greatest service you can provide.

Great stuff J-bird!  I love what you've put together.  It's a great resource.  I'm with Leslie on this one.  It's great to disseminate good info to the public.  In truth....most of them are clueless!  Thanks for the shout out Leslie as well!

TERI... . I truly try... and thanks for those kind words...

LESLIE... .well, some people actually do call around until they get an answer that they like. I try to be very specific in my answers, giving details, and explaining/educating not only the buyer and their agent, but the listing agent and in some cases, the seller. Each situation is different. Just making sure that everyone is on the same page is huge, but only a good loan officer will do this. The most important thing is when a buyer is shopping for a mortgage.. a loan officer that answers all questions and even asks the appropriate questions as opposed to the loan officer who picks and chooses the questions or just gives quick answers that have no meaning.  Thanks for your in depth feedback.
