Open House

Here I am again at my open house - a weekend ritual for me.

It is part of my business plan that I work from 10:00am to 5:00pm every weekend, barring something special, and hold a listing open.

This weekend I took it a step further as I have a unique opportunity to brand myself and my work ethic.  I happen to have 3 listings on 1 street within 10 homes.  I enlisted 2 other top agents in the office to hold my other listings open with me at the third.

Nothing but REMAX signs as far as the eye can see.

They are all well priced homes and unique from one another.  

So the deep thoughts for the day.

I put out over 40 open house signs in hopes of getting 1 person per sign - which is my typical ruler for traffic.  So far I have had 10-15 people and have been here for 2 hours.  Looks like I will meet my goal.

I offer the open house to agents with no stipulations.  They can have all leads and I encourage them to bring their own signs, fliers, and whatever else they like.  They are doing me a favor by holding it open, so the least I can do is allow them the ability to convert prospects.

The weather is absolutely perfect - high 70's low 80's with no humidity. I mean it is Orange County California - what else would you expect.

There has been a lot of drive by's with people not stopping, but they are seeing my name and that I have all my listings on this street open.  The goal is to send them bak and forth between the houses.

Hi Adam,

Great work ethic!

In this market, I'm using Open Houses in increase my data base of potential customers.  I have a large RE/MAX OPEN HOUSE Balloon Open House Balloon which usually attracts people.  I small talk with them at the Open House..no pressure!  I want to know where they live and a little about themselves (their favorite subject!).  I wirte this information on the back of the sign in sheet.  When I get home, I look up each visitor on the tax records and send them a handwritten note thanking them for attending my Open House.  I then put them in my data base where they get a monthly mailing.  If they've given me their email, they are also in a drip.  when the market changes, I hopefully will have a good base with which to work.  Let's hope!

BTW, speaking of Open Houses and RE/MAX, have you checked your local RE/MAX site lately?  Here in New Jersey, if a visitor goes to RE/MAX.com and puts in a search, they are directed to the results of thier search on the RE/MAX NJ site.  That page does not have a link for the visitor to search Open Houses.  I don't know if your area works that way or not, but I'd be interested to know.  All the big franchises here in NJ have perdominate areas of their websites to search Open Houses.  Any thoughts on this?

I could only hope for such steady traffic.  it has been the rare open house in Tampa these days that draws steady traffic.  I am in my open house today with only one couple so far.  So i come to open houses with something productive to do.  In this case it is labeling some of the 5,000 postcards I had printed following my recent string of 5 closings.  It is something I do about 4 times a year.

I hope that tomorrow's open house has more folks to talk with.  prospective buyer's are so rare these days.

We have started using "Human Directionals" to facilitate our opens.  They are pricey and I'm not sure worth the expense, yet, they truly do increase our traffic.  I one Case, the builder of the tract is paying the tab, tha't great.  In another case, another competing tract has "Human" who send the people up the road, we place our stationary signs along the way and hopefully share in their effort since we are side by side in the neighborhood.

Everyone Thank you for checking in.  I am now up to over 35 people and it is only 1:00pm.

Vickie - Love the Balloon.  I have thought about buying one but  the cheapest I have found them is around $800.

Rick - At least you are there.  I am sure there is a way to increase traffic.  

Lisa - I have thought of adding that to my marketing as well.  I would love to know if you feel the ROI is there to continue .

I recall your last post a few weeks ago.  I myself was sitting in an Open House for a Realtor in Anaheim Hills.  Tomorrow we will be opening up 3 of her 4 listings (I have recruited my wife, a licensed agent) and I am a Home Loan Consultant for Countrywide.  We'll see.  I have 5 CW signs with my name on them.  It seems to bring more people in to her listings as compared to other agents homes.  Good Luck today & tomorrow!

Open Houses don't work well in the Houston area.  Many agents like doing them for the buyer leads but they don't work to actually sell the house.  Over the years I have found that many of the people that come to an open house already have an agent they are working with or they are just board and thought they would be a nosey neighbor.

Because our model home are open each weekend, we advertise as follows:

newspaper open house section

classifieds in newspaper (sometimes I do a display ad offering nothing but open houses)

multiple listing service open house section

homesandland.com open house section

therealestatebook.com open house section

open house signs and balloons (heliums tanks are located on sites) - always start directional signs with balloons at major intersection working your way in (a lot of work when it is hot but it works). 

notice to Realtors in Realtor and public remarks about  our open house hours  in MLS so they can bring buyers during that time without making an appointment

Traffic is great most of the time.  My own listings have taken 4 listings in the last 2 days - 3 or those buyers came from open houses walk in and the other from previous client/customer......

Open houses work if you work them.......

Nice work Adam.  I had 9 in 4 hours last Sunday and felt like a hero.  I like setting the standard of 1 per sign.  Keep it up.
